Mulund, one of Mumbai’s earliest planned suburbs, was laid out in a 1922 Crown & Carter gridiron plan. Residents and activists say civic upgrades have lagged behind rapid redevelopment and construction, with basic infrastructure under strain. T ward, covering Mulund West and East, faces complaints about incomplete road projects, poorly maintained public spaces and environmental concerns; residents are demanding urgent action from authorities.

Mulund has long been viewed as a BJP stronghold. The party won all six municipal seats in the 2017 BMC polls. In the 2024 Lok Sabha election, BJP’s Mihir Kotecha lost the constituency but received over 60,000 more votes than his Shiv Sena (UBT) rival within Mulund. He won the assembly seat for the second time in 2024, by around 90,000 votes.

Wadhwa Group Holdings Ltd, holding company of Mumbai-based The Wadhwa Group, confidentially filed its Draft Red Herring Prospectus with SEBI for a proposed IPO. The issue size, structure, valuation and use of proceeds have not been disclosed. Moneycontrol reported in April 2025 that the group planned to raise up to ₹2,500 crore.

Incorporated in 1982 and promoted by the Wadhwa Group Family Trust, the company is led by managing director Navin A. Makhija. It reported FY25 revenue of about ₹1,047.5 crore, up around 25% year-on-year, and has six subsidiaries.

The group says its completed, ongoing and future developments cover about 45 million sq ft across more than 250 projects, serving over 35,000 customers and more than 150 multinational corporations. Its portfolio includes The Capital and Platina in Bandra-Kurla Complex; The Address in Ghatkopar; Anmol Fortune in Goregaon; W54 and Pristine in Matunga; Solitaire in Powai; Aquaria Grande in Borivali; Atmosphere O2 in Mulund; Dukes Horizon in Chembur; and Magnolia and Wadhwa Wise City in Panvel. Wise City has delivered over 3,000 homes.

Mumbai suburbs recorded 10–12% property price appreciation over two years, amid the Mumbai Trans Harbour Link (MTHL), Navi Mumbai International Airport and Metro expansion. Rates in Chembur are ₹47,000–₹52,000 per square foot; Kandivli, Malad and Borivali are at ₹28,000–₹30,000 per square foot. Chembur’s rates are attributed to access to Bandra-Kurla Complex and the Santacruz-Chembur Link Road; western-suburb growth is linked to Metro Line 7 and Western Express Highway improvements.

The under-construction Goregaon-Mulund Link Road (GMLR), valued at ₹14,000 crore, will connect the western suburbs and Thane through tunnels under Sanjay Gandhi National Park and integration with Metro infrastructure.

Affordability limits, high interest rates, project delays or cost overruns, and a possible supply surge could weaken demand or prompt price corrections. Investors should track sales volumes, inventory, borrowing costs and commissioning timelines.

The BMC general body approved 20 proposals without discussion on Monday, despite opposition corporators demanding a debate. The proposals had earlier been cleared by the civic improvements committee and were tabled as urgent business. They included the proposed privatisation of SevenHills Hospital and leasing 15 acres of the Mulund dumping ground. Opposition members walked out and held a “parallel House” outside the meeting hall at BMC headquarters, where they discussed and rejected the proposals, alleging arbitrary functioning by the civic administration led by the BJP and Shiv Sena.

• The BMC civic improvements committee approved leasing 15 acres at the defunct Mulund dumping ground to Navbharat Mega Developers Pvt Ltd (NMDPL) for five years. Adani Group holds an 80% stake in NMDPL and the Maharashtra government 20%. The land will host a casting yard, precast-element manufacturing facility and ready-mix concrete plant for the Dharavi Redevelopment Project. The proposal was returned for reconsideration on July 25 after opposition members raised environmental concerns about using reclaimed dumping-ground land; it was approved despite opposition from Shiv Sena (UBT) and Congress.
• The committee changed the Development Plan 2034 reservation of a 4,247.50-sq-m Mulund East plot from a sports complex and stadium to a petrol pump. The civic administration cited the absence of a petrol pump and repeated resident demands. The issue was raised with the chief minister in April 2025, who directed officials to identify land along the Eastern Express Highway. Congress corporator Meher Haider opposed the change.
• It also approved a 30-year lease of 16.7 acres at Century Mills, Lower Parel, to Peddar Realty Ltd. The plot has 23 buildings with 476 tenements occupied by mill workers’ families and 10 shops. Redevelopment must rehouse all eligible residents at the developer’s cost, in 405-sq-ft tenements. Rent is ₹1 per sq m for the first 30 years; renewal for a subsequent 30 years will follow prevailing policy. The lease is “as is where is,” and the municipal commissioner may reclaim the land after expiry. Originally leased to Century Spinning and Manufacturing Ltd in 1927 for employee housing, the lease expired in 1955; the BMC reclaimed the land after a lengthy legal battle.
