Embassy Developments signed a memorandum of understanding to sell an entire luxury residential tower in Juhu to Angel One Chairman and Managing Director Dinesh Thakkar for Rs 711 crore, described as the country's largest single residential unit transaction.

The seven-storey tower is part of Embassy Terrazza project on Juhu Tara Road. RERA carpet area: 63,000 sq ft. Price: approximately Rs 1 lakh per sq ft, including stamp duty and GST.

Embassy Terrazza comprises five towers on two acres, developed under a development management model. Embassy Developments expects revenue of Rs 3,000 crore from the overall project.

Juhu residential property prices currently range from Rs 70,000 to Rs 1.3 lakh per sq ft depending on project, location and sea view.

Luxury home sales (Rs 10 crore and above) rose 12% year-on-year to record Rs 18,512 crore in H1 2026. Number of such homes sold increased to 957 from 761 year-on-year. Transactions in Lodha's Avalon sea-facing developments occur at Rs 1.25 lakh to Rs 1.3 lakh per sq ft.

Bollywood celebrities in Mumbai are increasingly exploring homes across wider price ranges beyond ultra-luxury. Marathi actor Prajakta Dnyaneshwar Mali sold a 473 sq ft apartment in Goregaon East for ₹1.12 crore (registered September 10, 2026, stamp duty ₹6.73 lakh), then purchased another apartment in Oberoi Exquisite on Mohan Gokhale Road, Goregaon East, for ₹6.42 crore (registered August 12, 2026). The latter apartment has 996 sq ft carpet area and includes car parking, with ₹64,500 per sq ft. Mali obtained a ₹5.78 crore housing loan from Indian Bank.

Other celebrity transactions: Madhuri Dixit and Shriram Madhav Nene sold their Juhu apartment for ₹4.40 crore in 2026, purchased 14 years earlier for ₹1.94 crore (127% appreciation). Actor Sanjay Mishra bought a sea-view apartment in Madh Island for ₹4.75 crore. Singer Jubin Nautiyal bought a four-bedroom apartment at the same location for ₹4.94 crore (December 2024).

In 2026 year-to-date, nearly 60% of residential sales in Mumbai were in the ₹1–5 crore segment. CRE Matrix CEO Abhishek Kiran Gupta noted the segment offers wider location and property type choices, with celebrity transactions showing investment-led approaches shaped by ticket size, location, returns and timing.

Encube Ethicals founder Mehul Shah bought a luxury flat in Juhu, Mumbai for ₹106.5 crore.

Notandas Realty, promoted by the Jagwani family and part of Mahesh Notandass Jewellers Group, purchased Villa Wilson in Juhu for ₹135 crore in a deal registered July 13, 2026. The property is located in Kapole Co-operative Housing Society near actor Amitabh Bachchan's residence Jalsa.

Managing director Harsh Jagwani stated the company plans to redevelop with "future-forward architecture" capturing Juhu's historical values.

This acquisition follows Notandas Realty's purchase of the heritage Leela bungalow on Juhu Tara Road for ₹221 crore earlier in 2026. The 6BHK Art Deco residence built in 1950s was owned by Nanavati family, promoters of Nanavati Hospital, and sold through bidding process. The Leela property measures 1,355 sq metres with built-up area of 8,480.68 sq ft, translating to ₹2,60,592 per sq ft based on built-up area or ₹1,51,525 per sq ft based on total plot area.
