Project features 15 spacious 3 BHK residences with villa-like experience. Single G+8-storey tower with two residences per floor. Each home ranges from 1,066 to 1,326 sq. ft. carpet area. Apartments include 12.75-ft ceiling heights, spacious balconies, and large bedrooms. Amenities include gym and landscaped areas. Targeted at established families and business communities. The iconic Parle-G biscuit factory in Vile Parle East, Mumbai, a 97-year-old industrial site, has received clearance for commercial redevelopment. The factory, which produced India's best-known biscuits, is being replaced with modern commercial development.

Parle Products plans to redevelop its Vile Parle East factory, which stopped biscuit production in mid-2016 after 87 years of operation, into a commercial complex.

State Environment Impact Assessment Authority (SEIAA) granted partial environmental clearance on 7 January, permitting demolition of 21 structures.

Site details:

• Area: 5.44 hectares (13.45 acres) or 54,438.80 sq m
• Proposed built-up area: 1,90,360.52 sq m (includes 1,21,698.09 sq m under Floor Space Index and 68,662.43 sq m as non-FSI construction)
• Estimated project cost: ₹3,961.39 crore

Proposed development:

• Four buildings with two dedicated parking towers (three and six floors)
• Each of four buildings will have two basement levels
• First three buildings: A-wing with six floors; Building 1 B-wing partially commercial with first, seventh and eighth floors for shops and offices, floors two to six for parking
• Commercial compound to include retail outlets, restaurants and food courts

Height restrictions from Airports Authority of India (October 2025): 30.40 metres for one building and 28.81 metres for another, due to airport proximity and air funnel zone location. Environmental clearance documents indicate company sought 30.70 metres for one building, exceeding limit by 0.30 metres.

Trees: 508 present on premises; 311 retained, 129 to be cut, 68 transplanted. Company proposed Miyawaki plantation with 1,203 new trees; post-construction total expected to reach 2,230 trees.

Factory established 1929 by Chauhan family; Parle-G named after Vile Parle with "G" for glucose.

Residents of K East ward will face water supply disruptions on December 23 until 4pm due to diversion work of a 2,400 mm Upper Vaitarna water pipeline required for Metro Line 7A construction at Bamanwada and Vile Parle East. The project could not be completed on schedule due to technical reasons. Water supply from Powai High Reservoir-I (PHLR-I) will also remain suspended during this period. Areas likely affected: Om Nagar, Kanti Nagar, Sahar Village, parts of MIDC Andheri East, Bamanwada, Airport Colony, Chakala, JB Nagar, Marol Industrial Area, and surrounding localities. BMC advised citizens to store sufficient water in advance.

K East ward, comprising eastern parts of Vile Parle, Andheri and Jogeshwari, is described as one of Mumbai's most blighted administrative zones. Problems include suffocating traffic, mountains of garbage, hawker encroachments and collapsing basic services. Citizen complaints go unheeded. Jogeshwari (E) and Vile Parle (E) fare marginally better than Andheri (E). Complaints from former corporators receive short shrift from civic officials.
