Mumbai suburbs recorded 10–12% property price appreciation over two years, amid the Mumbai Trans Harbour Link (MTHL), Navi Mumbai International Airport and Metro expansion. Rates in Chembur are ₹47,000–₹52,000 per square foot; Kandivli, Malad and Borivali are at ₹28,000–₹30,000 per square foot. Chembur’s rates are attributed to access to Bandra-Kurla Complex and the Santacruz-Chembur Link Road; western-suburb growth is linked to Metro Line 7 and Western Express Highway improvements.

The under-construction Goregaon-Mulund Link Road (GMLR), valued at ₹14,000 crore, will connect the western suburbs and Thane through tunnels under Sanjay Gandhi National Park and integration with Metro infrastructure.

It is expected to cut travel time from 45–60 minutes to 10–15 minutes. Bandra–Versova is targeted for completion by March 2028; Versova–Bhayandar and its connectors by December 2028. The project began in 2018, and deadlines have been revised several times. Chief Minister Devendra Fadnavis said progress is monitored daily through a war room, and contractors were directed to add manpower and machinery. Work faced rough seas and high waves; construction is expected to accelerate after the monsoon. The Versova–Bhayandar road is expected to reduce travel time between the western suburbs and Mira-Bhayandar. Fadnavis said Mumbai and the Mumbai Metropolitan Region were the only region in India with increased mangrove cover recorded by the Forest Survey of India.
