DLF Exits ₹10,000-Crore Tulsiwadi Redevelopment After ₹800-Crore Settlement

DLF has exited Hubtown’s 17-acre Tulsiwadi redevelopment after agreeing to an ₹800-crore settlement, clearing the way for the project to proceed.

Key facts

Hubtown associate Twenty-Five Downtown Realty will pay DLF ₹800 crore over two years; the first ₹100 crore has been paid. Hubtown mortgaged 1.5 lakh sq ft in the development to secure the balance, with mortgage documents registered last week.
DLF withdrew legal proceedings against Hubtown, Twenty-Five Downtown Realty, PNB Housing Finance and others, ending years of arbitration, NCLT hearings and RERA complaints. DLF’s 37.5% stake in the project SPV has ended.
The 17-acre project, next to Willingdon Club in Tardeo, is valued at ₹10,000 crore. Its SPV has registered three residential towers with RERA and secured funding from Oaktree Capital.
The dispute followed a 2021 default on a ₹900-crore PNB Housing Finance loan. Pledged shares of DLF and partner Chinsha Property, part of Shapoorji Pallonji Group, were invoked and sold to recover dues, then acquired by Omkara Asset Reconstruction Company. Chinsha accepted its exit and withdrew allegations; DLF challenged the transfer over alleged shareholder-rights violations.
