Suraj Estate Developers Limited, through wholly owned subsidiary Iconic Property Developers Private Limited, signed MOU for acquisition of development rights for a plot of ~2,941 square meters contiguous to ongoing commercial project Suraj One Business Bay in Mahim West. Total consideration: ₹75 crores. Plot expected to generate additional saleable carpet area of ~1.50 lakh square feet with estimated GDV of ₹800 crores. Combined GDV of Suraj One Business Bay will exceed ₹2,000 crores. Mahim characterized by strong demand fundamentals, excellent connectivity, proximity to Lower Parel, Worli and Bandra Kurla Complex. Suraj Estate Developers operates in South-Central Mumbai since 1986; has completed 45+ projects with 16.09 lakh sq ft developed area; 13 ongoing projects with 23.54 lakh sq ft developable area and 7.55 lakh sq ft RERA carpet area; 18 upcoming projects with estimated 12.12 lakh sq ft sale carpet area.

A 62-year-old retired schoolteacher, Aarti Anil Shetye, residing in Mahim West, was allegedly cheated of Rs55 lakh in a redevelopment project fraud. In March 2022, she was informed about bookings in a proposed redevelopment project at Vadke House on T.H. Kataria Marg, Mahim West, and was introduced to agent Nitin Yende. Builder Jagdish Gohil initially quoted Rs1.20 crore for a property, then offered a room from tenant Baldev Makwana for Rs70 lakh, which was negotiated down to Rs55 lakh. Between March 2022 and October 2023, Shetye paid Rs55 lakh total. In August 2022, the electricity meter of Room No. 34 was transferred; in November 2022, she paid Rs50,000 commission via cheque; in December 2022, an agreement was executed in her son's name; in June 2023, stamp duty registration occurred with Yende and another individual as witnesses. Possession of ground-floor Room No. 34 was handed over in October 2023. When Shetye refused Yende's demand for additional commission, he allegedly threatened to disconnect electricity. She found the lock changed during a Dussehra visit. Dhananjay Sandwe then allegedly occupied the room, claiming he had purchased Room No. 27, with Yende asserting Room No. 34 did not exist. Shetye filed a written complaint on October 19, 2024. Police registered an FIR against Gohil, Yende, and Sandwe under Sections 420 and 34 of the Indian Penal Code. Yende allegedly produced documents against Gohil during police inquiry, claiming the builder had cheated several others.

Customs department officially completed the demarcation of Mahim Fort premises on Thursday. This allows the BMC to determine the total area of the property.
