MHADA said the layout has FSI of 3, spans 58.644 acres, and includes 15.354 acres of roads, of which about 6.29 acres are encroached. Of 104.94 acres declared surplus under the Urban Land Ceiling Act, 57 acres and 18 gunthas were earmarked for MHADA; 42.94 acres were handed over on paper in October 1980, but only 23.69 acres came into its physical possession. The remaining 14.06 acres were never transferred. MHADA says it lacks the road-related pro-rata FSI. Parijat Society’s 112 members signed a redevelopment agreement with Shapoorji Pallonji Real Estate; its chairman says developers found only 2 FSI available, not 3, and alleges the missing 1 FSI was sold decades ago. Mahadev Society’s 10 societies, with about 300 members, signed with Paradigm Realty more than a year ago; work is stalled. At least 14 other societies, representing around 250 families, face uncertainty, including projects with Veena Developers, Vaibhavlaxmi Developers and Je & Vee Infrastructure. Redevelopment may require revised proposals or state intervention.
