Italian fashion brand OVS leased 11,158 sq ft of ground-floor retail space at Sky City Mall, Borivali, from March 2026 to February 2031, with a 30-month lock-in. Rent is ₹41.84 lakh monthly for the first 12 months, ₹44.63 lakh for the next 24 months and ₹51.32 lakh for the final 24 months, or 10% of monthly store revenue, whichever is higher. Total rent is estimated at around ₹28 crore. The security deposit rises from ₹4.18 crore in the first year to ₹5.13 crore in the final two years. Registered on October 27, 2025, the lease incurred ₹8.34 lakh stamp duty and a ₹1,000 registration fee. OVS plans at least five Indian outlets by 2027. Sky City Mall, opened in March 2025, has about 12.07 lakh sq ft of gross leasable area and is part of Oberoi Realty’s 25-acre Sky City mixed-use project.

Modis Navnirman Limited has been appointed to redevelop BOI Staff Sheetal Co-operative Housing Society at Ramnagar, S.V. Road, Borivali West. The project covers approximately 3,924.91 sq. metres and has an estimated gross development value of ₹250 crore. It will include a residential development with safety standards, sustainability features and lifestyle amenities. The appointment was unanimously approved by the society’s members, said Mahek Modi, whole-time director and chief financial officer of Modis Navnirman. The project adds to the developer’s redevelopment portfolio across Mumbai, particularly established suburban markets such as Borivali West.

Manglam Group has launched Manglam Rajanigandha, its first Mumbai redevelopment project, in Borivali (West). Developed under Manglam & Karnani Ventures LLP, it involves a ₹100 crore investment and is projected to generate ₹150 crore in revenue. The project occupies 80,000 sq ft and will have 80 apartments: 40 reserved for existing tenants and 40 available to new homebuyers. Apartment carpet areas will range from 680 to 776 sq ft. Completion is scheduled for June 30, 2026.

Between 2021 and H1 2026, available residential inventory fell 74% in South Mumbai, 24% in Navi Mumbai and 19% in Thane. Western Suburbs inventory rose 29%, while Peripheral Western inventory increased 240%, driven by new launches, metro connectivity and township supply, according to Anarock’s report on MMR’s real estate transformation. Navi Mumbai demand was supported by Atal Setu and NMIA; Thane by township sales and infrastructure upgrades. South Mumbai’s decline reflected limited launches and redevelopment-led absorption.

Across MMR, supply was 6,66,598 units, sales 6,93,855 and available inventory 1,73,103. The region spans 6,355 sq km and has a population of 27 million. Maharashtra Societies Welfare Association chairman Ramesh Prabhu said MMR’s current housing supply meets demand, but cluster redevelopment, especially in South Mumbai, could increase supply relative to demand over the next four-five years and stagnate prices.
