Suraj Estate Developers launched Suraj Park View 1, a premium value-luxury residential tower at Shivaji Park, Dadar West, Mumbai. The 29-storey project has a gross development value of ₹250 crore and 0.53 lakh sq. ft. of saleable carpet area. It is being developed under a capital-efficient redevelopment model and is registered with Maharashtra RERA.

The developer has 10 ongoing projects with 4.7 lakh sq. ft. of saleable carpet area and 19 upcoming projects.

In the 1920s, the Bombay Development Department reclaimed land along Marine Drive and built affordable chawls for mill workers. City Improvement Trust plans shaped Dadar, Matunga and Shivaji Park from the 1930s. In 1948, NV Modak, Albert Mayer, SD Patel and VN Ambedkar prepared a Greater Bombay master plan proposing 95,000 housing units across Salsette in three development periods. It envisioned neighbourhoods of up to 1,000 homes across 30–40 acres, each with a school; Dharavi was planned as a mixed-income development with 7,600 homes. The plan also proposed moving Mahalaxmi Race Course outside city limits and building a public park and rental housing there. After independence, around 1,200 Sindhi refugee families were housed in 1,200 apartments across 25 GTB Nagar buildings. In the late 1950s, apartments cost about ₹5,380, or ₹14–15 per sq ft. GTB Nagar rates now range from ₹20,000 to ₹30,000 per sq ft and could reach ₹40,000–₹45,000 with redevelopment. Worli Sea Face apartments now approach ₹3 lakh per sq ft.

The Bombay High Court on May 9, 2025, ordered that Savarkar Sadan in Shivaji Park, Dadar, Mumbai, must not be altered until further orders. Justices AS Chandurkar and Neela Gokhale issued notices to the Maharashtra Urban Development Department and Brihanmumbai Municipal Corporation (BMC), seeking responses by June 13, 2025, and asked the state to clarify the timeline for granting heritage status.

The order came on a public interest litigation filed by Abhinav Bharat Congress, led by Dr Pankaj K Phadnis. It seeks action on the BMC’s 2012 recommendation to add the former residence of Vinayak Damodar Savarkar to Mumbai’s Heritage List. The Urban Development Department was directed to examine the matter in February 2025 after an email from the Chief Minister’s Office. The petition cited reports of possible demolition before protection is granted.

The petitioner also sought consideration of national monument status despite the building falling short of the 100-year age requirement, a central recognition policy, and compensation for Savarkar’s legal heirs if redevelopment rights are affected.

Vinayak Damodar Savarkar’s residence, Savarkar Sadan in Shivaji Park, Mumbai, may be redeveloped. The Swatantryaveer Savarkar Rashtriya Smarak Trust owns a ground-floor room used as a small museum; Savarkar’s descendants and the trust own only a small portion of the building. Most other owners have initiated or completed agreements, but no formal proposal has been submitted. The trust is exploring more mezzanine-floor space while retaining the name Savarkar Sadan. Its official, Manjiri Marathe, said residents are in talks with a developer, but the trust has received no official plans. A builder proposal was requested after discussions at the trust’s December 2024 annual general meeting. Sources said two neighbouring plots, including Laxmi Sadan and a parcel facing Shivaji Park, could be included. Built in 1938, the building housed Savarkar until his death in 1966; meetings there included one with Subhas Chandra Bose in 1940 and meetings with Nathuram Godse and Narayan Apte in 1948. The building’s interior has deteriorated despite recent exterior painting. Redevelopment generally requires consent from 51% of owners.

Savarkar Sadan, a building in Dadar’s Shivaji Park, may be redeveloped after residents consented and some sold their apartments to a developer. The Swatantryaveer Savarkar Rashtriya Smarak Trust wants more mezzanine space for its museum and to retain the Savarkar Sadan name there; it says no proposal is finalised. Some followers have approached courts and government bodies seeking heritage status and a “monument of national importance” designation.

The two-storey bungalow was built in 1938 on a roughly 405-square-metre plot; three floors were added in the 1980s and early 1990s using transferable development rights. Ownership is divided among several parties, while the trust owns one ground-floor room used as a mini museum. Redevelopment rules require consent from 51% of residents. Two adjacent plots, including Laxmi Sadan and a plot facing Chhatrapati Shivaji Park, are expected to be amalgamated.

A 2008 Bombay High Court PIL sought heritage status. In January 2009, the Mumbai Heritage Conservation Committee recommended Grade II A status; state approval has been pending since 2011. The designation would restrict exterior alterations while allowing scrutinised internal changes and adaptive reuse.
