Key facts
NBCC (India) Ltd and the Government of National Capital Territory of Delhi settled long-pending litigation over 42.46-acre land parcel in Sultanpur-Ghitorni village in south Delhi.
Land divided equally between NBCC and GNCTD: NBCC receives 21.23-acre share.
NBCC payments:
- One-time land premium: ₹135 crore
- Lump-sum interest: ₹15 crore
- Total: ₹150 crore to Land & Building Department
- Ground rent arrears at 2.5% per annum from 2006 on premium: estimated ₹220 crore total financial outgo
- Transfer to GNCTD of ground rent and premium collected for National Buildings Organisation land (2.5 acres) and Delhi Metro Rail Corporation land (12.45 acres) up to 2025
- Reimburse ₹2.82 crore towards DMRC premium and any premium received from NBO for transferred land portions
Upon full payment, GNCTD will execute perpetual lease deed for NBCC's 21.23-acre share. Development rights granted per Master Plan for Delhi 2021, allowing sub-leasing and mixed-use development per zoning norms.
