The land, along the Sion-Panvel Highway, is estimated to be worth around Rs 250 crore in the open market. The parcel forms part of land allotted to the Children's Aid Society more than eight decades ago. Portions of the property were sub-leased in 1974 without required government permission and subsequently developed.

Raymond Realty expects FY27 revenue growth of at least 20% and pre-sales growth above 20%, supported by a ₹4,100 crore launch pipeline. Its gross development value (GDV) is ₹52,000 crore: ₹25,000 crore from owned land and ₹27,000 crore from JDAs. Launched-but-unsold projects account for ₹15,700 crore and unlaunched projects for ₹24,000 crore.

Eight JDA projects have ₹27,000 crore revenue potential; four in Bandra East, BKC, Wadala and Sion are launched, with ₹11,500 crore potential. The company expects six of eight to launch by FY27-end. Two Mahim projects, with GDVs of ₹2,500 crore and ₹2,000–2,200 crore, are expected in Q3 and Q4; together they cover 0.80 million sq. ft. A Parel JDA has ₹8,500 crore GDV and may launch about 18 months after signing, subject to approvals.

FY27 targets include 17–19% EBITDA margin, 9–10% PAT margin and 20% ROCE. As of September 2026, borrowings were ₹1,220 crore, liquidity ₹306 crore and net debt ₹914 crore. Q2 FY27 pre-sales rose 98% YoY to ₹902 crore; H1 reached ₹1,602 crore, up 111% from ₹760 crore. Q2 collections rose 67% to ₹682 crore.

Central Railway’s Sunday maintenance block on October 4, 2026, closes Main line slow tracks between Chhatrapati Shivaji Maharaj Terminus (CSMT) and Vidyavihar from 10:55 am to 3:55 pm. Down slow trains from CSMT, 10:48 am–3:45 pm, and up slow trains from Ghatkopar, 10:19 am–3:52 pm, divert to the fast line and stop at Byculla, Parel, Dadar, Matunga, Sion and Kurla; Chinchpokli and Currey Road are skipped.

Harbour line services between Panvel and Vashi are suspended 11:05 am–4:05 pm. Up Panvel–CSMT trains, 10:33 am–3:49 pm, and down CSMT–Belapur/Panvel trains, 9:45 am–3:12 pm, are cancelled. Trans-Harbour Panvel–Thane up trains, 11:02 am–3:53 pm, and Thane–Panvel down trains, 10:01 am–3:20 pm, are cancelled; Thane–Vashi/Nerul services continue. Mhada will undertake cluster redevelopment of Pratiksha Nagar in Sion, Mumbai, using the Engineering, Procurement and Construction (EPC) model for the first time. It will retain project responsibility and hire a contractor for a fixed fee, unlike the Construction & Development Agency model, which gives private developers most homes to sell. Mhada plans to send the EPC proposal to the state housing department for approval in the next few days. Chief Minister Devendra Fadnavis announced the self-redevelopment plan in March.

The layout spans about 25 hectares and has 216 buildings with approximately 10,000 residential units. Of these, 90 buildings were earmarked as transit accommodation; about 5,508 residents currently live in the transit camps. The first phase will target dangerous and dilapidated buildings, mostly transit camps. Mhada is considering providing transit accommodation to unauthorised families while courts decide their cases.

Buildings constructed around 15 years ago are excluded as they remain fit for habitation. The timeline is not finalised; administrative approvals are pending and bidding has not begun. The redevelopment is intended to provide common amenities and infrastructure and generate additional housing stock for future affordable housing sales.
