Noida home prices rose 111% over five years, outpacing established real estate hotspots Bengaluru and Gurugram in property price growth.

According to ANAROCK research, Noida Sector 150, a hub of premium townships, clocked 139% jump in average capital value to Rs 13,600 per sq ft and 71% spike in average monthly rents to Rs 27,300 between 2021 and Q2 2025—the steepest gains among 14 micro-markets across seven major cities.

Other high-performing micro-markets: Bengaluru's Sarjapur Road (79% price, 81% rent), Thanisandra Main Road (81% price, 65% rent); Hyderabad's Gachibowli (66% rental); Pune's Wagholi (69% rental); Gurugram's Sohna Road (74% price, 50% rent).

Across all 14 micro-markets, capital values rose 24–139%, rentals surged 32–81%, far outpacing wage growth and inflation.

Analysts attribute growth to post-pandemic demand resurgence, infrastructure upgrades, and investor inflow. Markets with new metro lines, expressways, or airport proximity consistently outperformed. NCR's growth driven by established corporate corridors and new-age investor magnets.

Average property prices in Noida Sector 150 have increased over 125 percent in the last three years. Rental values in the same period have jumped by 66 percent.

Noida Authority invited objections and suggestions for 15 days on revised Sports City layouts submitted by Logix Infra Developers for Sector 150, 3C Green Construction for sectors 78-79, and ATS Homes for Sector 152. The proposals follow a November 2025 Supreme Court order and could offer fresh hope to nearly 20,000 homebuyers. Developers have promised to complete sports facilities within three years and residences within five.

Logix’s 9,86,604 sqm layout reserves 70% for sports, 28% for group housing and 2% for commercial use. Proposed facilities include tennis courts; an indoor hall for gymnastics, table tennis, squash, basketball, volleyball and rock climbing; a swimming and cricket academy; a golf course; and a medicine centre. 3C’s 6,63,001 sqm plan allocates 70% to sports, 28% to housing and 2% to commercial use. ATS’s 5,06,401 sqm plan allocates 70% to sports, 26% to residential and 4% to commercial use.

Noida Authority halted development-related activity across Sports City projects on January 18, 2021, following a 2019 CAG report flagging housing priority, missing approvals and other violations.
