Over 400 flat buyers in Godrej Nest at Noida Sector 150 Sports City received relief after Supreme Court directed Noida Authority to issue conditional occupancy certificates for six residential towers within six weeks. Order came on special leave petition filed by Brick Rise Developers challenging February 2025 Allahabad High Court ruling against Lotus Green, lead developer of Sports City project, over alleged irregularities, delays, and pending dues. The apex court's order applies only to six towers in Godrej Nest project in Sector-150, ensuring decision is project-specific and does not create precedent for other Sports City disputes. Conditional occupancy certificates shall be subject to final outcome of Special Leave Petitions and court directions. Petitioner responsible for development of sports/recreational facilities per sports city scheme and sub-lease deed. All approvals must follow Noida building regulations and bylaws. Grant of conditional occupancy certificates shall not be treated as precedent for other Sports City allottees. Allahabad High Court's February order had directed Noida authority to issue notices to all consortium partners to recover long-pending dues including premiums, penalties, interest, lease rent, and additional compensation. It also ordered CBI inquiry into Lotus Green and consortium over alleged financial irregularities and failures to deliver promised sports infrastructure. Following authority's notices, Brick Rise deposited ₹80 crore; other consortium partners expected to follow. Sports City projects launched between 2010 and 2016 across 798 acres in Sectors 78, 79, 101, 150, 152, envisioned with world-class facilities including three golf courses and international cricket stadium, but developers focused largely on residential and commercial construction, leaving much promised sports infrastructure unfinished.
