Income categories and pricing:

• EWS (family income up to Rs 6 lakh): 145 homes offered; Rs 29 lakh to Rs 35 lakh in Mankhurd and Goregaon
• LIG (Rs 6–9 lakh): 858 homes; Rs 35 lakh to Rs 1.50 crore in Vikhroli, Chembur, Ghatkopar
• MIG (Rs 9–12 lakh): Rs 1.50 crore to Rs 5 crore in Bandra, Dadar, Powai
• HIG (above Rs 12 lakh): Rs 5 crore to Rs 6.82 crore in Tardeo and South Mumbai

Prices reportedly 20–30% below comparable private market rates.

Claiming process: Download Provisional Offer Letter from MHADA account/app; visit MHADA office with identity, address, income documents; pay remaining 90% within 60–90 days; complete registration.

Additional costs: Stamp duty 5% (men), 4% (women), 6% (commercial); registration 1% or capped Rs 30,000 for residential; GST if applicable; society maintenance charges.

FIR registered against contractor, site supervisor and others at Manasarovar Residential LLP project, Kannamwar Nagar 2, Vikhroli East. Worker Santosh Atwari Singh, 34, from Giridih district, Jharkhand, fell to death from 12th floor at 9 pm on June 21, 2026. Two fellow workers from Jharkhand also on site: Jitendra Chando Bharti, 33, and Uday Bharti, 33. They arrived at Building 261 around 6 pm; labour supervisor Niladhar Thapa, 31, asked them to begin work next morning. They were given Rs 2,000 each for expenses and accommodated on third floor. Construction had reached 14th floor but safety nets, railings and protective barricades had not been installed. Workers housed on premises without adequate safety equipment. Singh fell through uncovered rectangular opening meant for bathroom and water pipelines after receiving phone call around 9 pm. Found critically injured on steel reinforcement bars. Taken to Rajawadi Hospital, declared dead around 2 am on June 22. Phone found on 12th floor near opening. Accused booked for causing death through gross negligence and failing to provide essential safety measures.

MHADA lottery 2026 deadline extended to 11:59 PM 28 May for online applications; earnest money deposit deadline 29 May 2026.

Applications received: 84,782 for 2,640 apartments; 59,069 earnest money deposits submitted as of 25 May.

Apartments: 1,762 under construction (66%); 878 completed. Locations include Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, Dadar, Mankhurd, Tardeo. Borivali East 128 units, Goregaon West 85 units, Kanamwar Nagar and Vikhroli remaining under construction.

Price range: ₹29 lakh to ₹6.82 crore. EWS apartments in Mankhurd from ₹29 lakh; Goregaon 300 sq ft at ₹32 lakh; HIG in Tardeo South Mumbai ₹6.82 crore. MHADA reduced prices on 1,221 tenements including 610 Vikhroli apartments with 7.5% cuts.

MHADA floated 118 apartments under the First Come, First Served (FCFS) scheme in February 2026; 64 sold, leaving approximately 54 unsold. Price reductions of 10–20% will be offered depending on ready reckoner rate thresholds for each area. Unsold inventory largely falls in higher price ranges of ₹4–8 crore. Most expensive unit priced at ₹8 crore in South Mumbai (Crescent Tower, Tardeo) remains unsold.

Price distribution of 118 apartments:

• Below ₹1 crore: 40 flats
• ₹1–2 crore: over 70 units
• ₹2–8 crore: 28 apartments

Locations included: Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, Andheri. Most affordable: ₹31.17 lakh in PMGP Colony, Mankhurd (247 sq ft built-up area). Crescent Tower has three additional apartments priced ₹6.27–7.94 crore. Juhu apartments range ₹3–5.50 crore.

Kannamwar Nagar in Vikhroli area, central suburbs, has been undergoing redevelopment for past few years. Locality is one of biggest housing colonies in Asia. Residents report billing issues, lack of public facilities, and malodorous dumping ground. Despite repeated complaints to Maharashtra Housing and Area Development Authority (MHADA), Brihanmumbai Municipal Corporation (BMC), and ward-level officials, most grievances remain unanswered or receive only temporary fixes.
