Maharashtra government allotted 50 acres of land in Tathawade to Pimpri-Chinchwad Police Commissionerate for headquarters, parade ground and related facilities. Land transferred from Animal Husbandry Department to Home Department free of cost on Chief Minister Devendra Fadnavis's instructions. 20 hectares (50 acres) transferred from Bull Mother Farm at Tathawade, which spans 68 hectares. No occupancy price or land revenue charged. Pune District Collector directed to hand over contiguous 20-hectare parcel from one side of farm. Conditions imposed: police must install sound barriers at own cost to prevent disturbance to animal breeding farm continuing on remaining land. Home Department bears cost of infrastructure changes for roads, water supply, electricity. Construction and use must begin within three years of possession. Land usable only for sanctioned project; violation allows government to reclaim land.

Pimpri Chinchwad Municipal Corporation (PCMC) issued public notice in September 2024 proposing deletion of 1.55 hectares in Tathawade from semi-public zone and inclusion in residential zone. Pimpri Chinchwad Housing Society Federation and residents opposed the change, claiming it could lead to transfer of public land to private builders. Federation secretary Sudhir Deshmukh stated land reservation affects quality of life and should benefit community, not private gain; threatened legal action if concerns not addressed. Federation urged authorities to reconsider and hold public hearings. Municipal Commissioner Shekhar Singh responded that there is no change in land reservation; the property is privately owned and zoning changes must be done through local body per rules.

• Two buyers purchased a ready-to-move-in flat in MHADA’s Tathawade project under its First Come First Serve scheme. The flat was booked on December 22, 2024; the offer letter was issued later that month.
• MHADA charged ₹19,500 in property tax for August 7, 2023, to March 31, 2025. Possession was offered on March 12, 2025, and physically handed over on April 16, 2025.
• The buyers initially sought ₹47,210, including property tax and maintenance charges, with interest and other relief. The ₹30,000 maintenance amount was adjusted after reconciliation and mediation; they sought a ₹18,860 tax refund for the pre-possession period.
• MHADA said the charges were disclosed in the offer letter and possession slip signed by the buyers. It disputed reliance on a January 6, 2025 policy, saying no circular had been issued; the buyers said the policy made charges payable by the owner after possession.
• MahaRERA found the refund claim did not qualify under RERA Sections 12 or 18 and said the Act does not empower it to decide whether MHADA can levy tax while retaining possession. It rejected the complaint against MHADA’s Pune Board.

NHAI has initiated auxiliary service roads within Pimpri-Chinchwad limits: a new 12-metre-wide road alongside the existing 12-metre road, providing 24 metres across stretches covering Punawale, Bhumkar Chowk, Hinjewadi and Balewadi. Three box-structure underpasses have been approved at high-traffic intersections including Punawale, Kiwale, Ravet and Wakad. Widening underpasses at Tathawade and Punawale and expediting pending service-road works across three localities have also been approved. Upgrades to the Aundh-Ravet BRTS Road and a connection between Tathawade Road and Dange Chowk are under consideration.

Tathawade is roughly 8 km from Hinjewadi IT Park; IT hubs in Wakad, Hinjewadi and Baner are within 12 km of Punawale. Proposed Nigdi Station on the Purple Metro Line is about 5 km from Punawale. Hinjewadi-Shivajinagar Metro Line-3 is in advanced stages.

99acres data puts Punawale apartment prices at about ₹7,300 per sq. ft., up 33.9% in three years and 39.0% in five years. Housing.com gives average flat rates of ₹7,782 per sq. ft. in Tathawade, up 8.75% last year, and a 6.9% one-year increase in Punawale. Punawale is described as more affordable than Wakad and Tathawade.
