A 170-metre stretch in front of Tikona Park in Noida’s Sector 18 market has been revamped into a pedestrian-friendly urban space inspired by Times Square in New York.

YEIDA launched schemes offering 10 group-housing plots in sectors 17, 18, 20 and 22D, sized 11,513–50,600 sqm. Sector 17 has plots of 12,141 sqm, 20,335 sqm and two of 11,513 sqm; Sector 18 has one of 20,720 sqm; Sector 20 one of 25,000 sqm; Sector 22D has 27,925 sqm, two of 45,700 sqm and one of 50,600 sqm. The rate is ₹52,500 per sqm; the largest plot’s reserve price is ₹265 crore. Registration began September 25; applications close October 26 at 5pm. Qualified bidders will be announced November 16; e-auction starts November 18 at 11am. Processing fee: ₹5 lakh per plot; earnest money: 10%.

The hotel scheme offers 10 plots of 3,100–10,000 sqm: six in Sector 29 and four in Sector 28. Reserve rate is ₹87,010 per sqm; a 10,000-sqm plot is priced at ₹91 crore. Applications close October 24; qualified bidders are announced November 2; e-auction is November 4 at 11am.

Allottees pay 40% of the premium, less earnest money, within 60 days of allotment; the remaining 60% is due in four half-yearly instalments over two years. Additional charges are 5% each for corner plots, green-belt-facing plots and plots facing roads at least 45 metres wide. Plots are leasehold for 90 years from execution of the lease deed. Hotel buildings have no regulatory height limit, but airport-adjacent sectors 28 and 29 allow approximately 29 metres.

Gaur Group acquired around 35 acres in Sector 18 on the Yamuna Expressway through an ICICI Bank auction. The purchase is valued at approximately ₹700 crore and positions the developer for multiple housing launches in Noida.

Gaurs Group acquired 35 acres of land in three parcels in Sector 18 along Yamuna Expressway from ICICI Bank for around ₹700 crore through an open auction on an as-is, where-is basis. The largest parcel is 24 acres. The company plans to launch 3-4 housing projects by March 2027 at Noida and Yamuna Expressway, starting with the 24-acre plot. Gaurs Group clocked ₹5,500 crore sales bookings in the previous fiscal year and expects to replicate or improve this in 2026-27. During the current fiscal, the company already launched one housing project on Yamuna Expressway with revenue potential of ₹1,900 crore. The company is also planning a large commercial project in Noida and currently earns ₹150 crore annual rental income from commercial assets. Over three decades, Gaurs Group has developed over 100 million sq ft and delivered 75,000 homes across 75 projects including three integrated townships.

A 10-lane corridor along the Yamuna River will link Sector 94 in Noida with Gharbara village in Greater Noida and connect to the Yamuna Expressway. The existing four-lane road will be upgraded to 10 lanes. The corridor aims to serve as a dedicated high-capacity route for airport-bound traffic, reducing dependence on the Yamuna Expressway.

Additional infrastructure: Chilla Elevated Road connecting Mayur Vihar with Mahamaya Flyover (targeted completion December 2027); elevated link from Mahamaya Flyover to Okhla Bird Sanctuary Metro Station to bypass expressway traffic.

Jewar airport is 70 km from central Noida Sector 18, with travel time of 45–55 minutes via Yamuna Expressway. International flight operations expected to commence September 2026, with routes to Dubai, Singapore, and Zurich. Aqua Line Metro extension and high-speed RRTS link under construction with 2028 completion target.
