Greater Noida authority issued recovery certificates against three realtors including MSX Alpha Homes; one paid 8.48 crore to clear dues.

Greater Noida authority issued recovery certificates against Elegant Ville Infracon (Techzone-IV project, 768 apartments), Antriksh Valley (Sector 1 project, 1,194 units), and MSX Alpha Homes (Sector Alpha I, 187 units).

Elegant Ville Infracon paid ₹8.48 crore (25% of total dues) under the state government's stalled legacy housing projects scheme and received permission for registry. Antriksh Valley and MSX Alpha Homes have not yet cleared dues.

Under the scheme, realtors can pay 25% of dues after claiming interest waivers and pay remaining 75% over three years, gaining registry permission.

Of 98 realtors eligible for the scheme: 73 made payments and got registry permission; 22 filed writs in Allahabad High Court. Greater Noida authority executed registries for 30,477 units in 73 projects since December 21, 2023, and expects 8,000 more registries by March 31, 2025.

After recovery certificate issuance, authority can seize, possess, and auction defaulter assets to recover dues.
