Real Estate Review of Connaught Place, New Delhi

Located in central New Delhi, Connaught Place stands out as a highly sought-after area for both commercial and residential real estate. Let’s dive into some key points about buying or renting in this busy region.

Business Property

Connaught Place is a central business arena and ranks among India's most expensive office markets. It draws companies worldwide because of its prime location, excellent connections, and top-notch infrastructure. The market sustains steady rental prices, with occupancy generally stable at about 87% out of the 15 million sq. ft. available.

Yet, commercial transactions can be tricky here. There are many small investors and individual sales, so coordination is needed. Also, limited top-grade buildings such as Birla Tower and DLF Capital Point push up rental costs. It’s best to consult a reliable real estate advisor.

Residential Properties

Residential real estate here is diverse. You’ll find furnished and semi-furnished flats, tall apartments, and standalone houses. They range from 1 BHK to 6+ BHK units. Rent costs stretch from ₹102 to ₹169 per sq. ft., based on different societies and amenities.

Luxury homes are found in places like Godrej Connaught One and The Parsvnath 27. These offer premium locations and security. Prices here soar from ₹13.86 crore to ₹37 crore, and can even reach up to ₹60 crore in some exceptional cases.

Property Costs and Market Moves

The base price for Connaught Place properties starts at ₹50,000 per sq. ft., with averages hovering near this figure. Yet, there’s been a noticeable 28.77% drop in property rates over a single year, opening new avenues for both buyers and sellers.

Rental Possibilities

Here are many choices for renters in Connaught Place. Options range from fully furnished and semi-furnished flats to offices, villas, and independent homes. Rentals vary greatly, from ₹75,000 to ₹11 lakh per month, depending on the property’s nature and size.

Lifestyle and Perks

Living in Connaught Place includes being in a dynamic and extensive area with top-notch connections and lifestyle options. Its central spot makes it ideal for both work and relaxation.

PropertyWala Evaluation

In summary, Connaught Place in New Delhi shines as a top real estate place. If you're in a buying or renting mood, a variety of options cater to different budgets and tastes. Yet, especially in commercial spaces, handling multiple owners and ensuring excellent standards can be tough. With wise counsel, buying or renting in Connaught Place turns into a rewarding move.

Delhi Urban Arts Commission (DUAC) has returned a proposal for additions and alterations to the Regal Building in Connaught Place's Outer Circle, requiring review by the Heritage Conservation Committee (HCC) first.

Regal Rivoli Building is Grade-II listed heritage property (serial number 38) notified by Delhi government department of urban development, October 1, 2009.

DUAC will subsequently examine the proposal from perspective of "visual quality, urban aesthetics, and compatibility with existing context" after HCC review.

Proposal linked to plans to redevelop cinema space as multi-screen theatre. Heritage review required because proposal involves changes to building portions including façade.

Regal Cinema designed by architect Walter Sykes George, opened 1932. Operated nearly 85 years, hosted films, plays and performances including major film premieres. Closed March 2017 with final screenings of Raj Kapoor's Mera Naam Joker and Sangam. Owners announced plans to bring back cinema as multiplex.

NDMC property tax relief delayed six months for Delhi traders

Urban Acres · · Regulatory

NDMC property tax reforms for Khan Market and other Delhi commercial areas face six-month delay awaiting government approvals across multiple departments.

Key facts

NDMC property tax relief for traders in Khan Market, Connaught Place, Sarojini Nagar and Janpath delayed approximately six months as proposed changes await approval.

Proposed system intended to simplify property tax assessment in New Delhi Municipal Council area and address complaints over high rates and complex calculation methods.

Process requires approval from: Delhi government law department, then Union Ministry of Housing and Urban Affairs public consultation, then Ministry of Home Affairs final approval.

Traders claim NDMC property tax rates are around 15 times higher than Municipal Corporation of Delhi areas. Seeking reduction to approximately twice MCD level and more predictable assessment method.

Issue raised at meeting chaired by MP Bansuri Swaraj, attended by NDMC chairperson and trader representatives from Khan Market and Sarojini Nagar.

Traders requesting either deferral of current year payment until new system implemented or payment in instalments, fearing disputes over adjustments or refunds if revised framework introduced following year.

Proposed changes linked to Jan Vishwas (Amendment of Provisions) Act, 2026. Intended framework would replace existing complex assessment formula with transparent unit-area or practical rate-based system.

Reform expected to clarify assessment rules, reduce repeated administrative proceedings and legal disputes, and reduce scope for discretionary assessments in high-value commercial areas.
