The Karnataka government issued final notification to acquire 1,427.34 acres for the Bengaluru Business Corridor, also known as Peripheral Ring Road-2 (PRR-2), a 52-km road connecting Mysuru Road with Hosur Road. The corridor links industrial and residential areas of Jigani, Bommasandra and Attibele, offering an alternative to NICE Road and allowing traffic between suburbs and industrial areas to bypass the city's congested core.

Landowners offered five compensation options: those losing up to 20 guntas can opt for full cash compensation; those losing more than 20 guntas may choose cash, additional floor-area ratio (FAR), transferable development rights (TDR), residential sites or commercial sites. Developed-site compensation proposed at 60:40 ratio for residential land (9,583 sq ft per acre) or 65:35 for commercial land (8,385 sq ft per acre).

Alignment passes through 31 villages. Planned sections: 33.45 km between Mysuru Road and Hosur Road, 8.4 km from Magadi Road to Madavara on Tumakuru Road, 10 km in Nadaprabhu Kempegowda Layout (already complete), and S M Krishna Road (Magadi Road to Mysuru Road, open to traffic).

PRR-2 forms southern arm of 125-km ring-road network alongside 73-km PRR-1 in north. Road will have 100-metre right of way with approximately 65 metres allocated for traffic.

The Bangalore Development Authority (BDA) is reviving plans for the Peripheral Ring Road Phase 2 (PRR-2), a 52-km, 10-lane highway to run parallel to NICE Road. The project requires acquisition of 1,427 acres affecting 1,126 landowners. PRR-2 will provide connectivity to the proposed township in Bidadi.

Landowners affected by the Peripheral Ring Road (PRR) project submitted a legal representation to the Bangalore Development Authority (BDA) demanding urgent action on land acquisition grievances spanning two decades.

The PRR Phase I, launched in April 2007, involves acquisition of 1,810 acres across 67 villages. The preliminary acquisition notification was issued under the Land Acquisition Act of 1894. The 74-kilometer project is designed to link key highways: Tumakuru Road (NH-4), Hesaraghatta Road (SH-39), Doddaballapura Road (SH-9), Ballari Road (NH-7), Hennur–Bagalur Road (SH-104), Old Madras Road (NH-4), Hoskote–Anekal Road (SH-35), Sarjapur Road, and Hosur Road (NH-7).

Landowners claim:

• No Award has been issued despite 20+ years, violating Supreme Court judgment (Indore Development Authority vs. Manoharlal, 2020) requiring Award within five years
• No compensation or rehabilitation provided under either 1894 Act or Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement (LARR) Act 2013
• Suffered mental distress, financial stagnation, and missed economic opportunities
• Lack of representation in Price Fixation Committee
• Arbitrary reduction in guidance value for PRR-marked properties

Demands include: fresh acquisition notification under LARR Act 2013 with full procedural compliance; compensation for economic and emotional harm; inclusion as equity stakeholders in commercial or township projects; at least one government job per displaced family.

Landowners warned of seeking remedies through Karnataka High Court and democratic channels if action is not taken.

The Bangalore Development Authority (BDA) has written to tahlidars to issue notices to farmers whose lands have been notified for phase II of the Peripheral Ring Road (PRR) between Hosur Road and Tumakuru Road. The preliminary notification was issued in 2006. Notices will be issued to acquire land to establish a BMTC depot, a truck terminal, and other facilities.

The 55-km PRR II runs between Hosur Road and Tumakuru Road via Magadi Road and Mysuru Road. The BDA has already built 11.6 km between Magadi Road and Mysuru Road, with 1.8 km construction pending.

The High Court of Karnataka recently upheld land acquisition of a 13.5-km stretch by the BDA and directed the authority to complete road work. Nadaprabhu Kempegowda Layout is located along this stretch.

A farmer contested the notice, stating that only 13.5 km received final notification in 2006, not the full 55 km, questioning the legal sanctity of notices for the remaining land. The farmer alleged the BDA is using depot and facilities as cover to establish a business corridor for the real estate sector.

The Bengaluru High Court recently dismissed six petitions filed by landowners challenging the acquisition of lands for the formation of peripheral ring road (Part II), between Hosur Road and Mysuru Road.
