Tamil Nadu hosts over 465 GCCs, approximately 10%-15% of India's entire GCC ecosystem, with 405 in Chennai. The State added roughly 65,000 GCC jobs in financial year 2025 and has 4.5 lakh GCC-ready professionals.

Tamil Nadu's Industries Minister announced the 'Tamil Nadu GCC Corridor and Growth Plan' along three zones: Pallavaram-Thoraipakkam Radial Road, Mount-Poonamallee High Road (SH-55), and Rajiv Gandhi Salai (OMR). These zones will have higher Floor Space Index (FSI) and improved common and shared infrastructure.

Pallavaram-Thoraipakkam Radial Road already hosts established IT infrastructure and serves as a north-south connector with direct connectivity to Chennai International Airport via Pallavaram Flyover. Mount-Poonamallee High Road is an emerging commercial corridor benefiting from upcoming Poonamallee Metro Line development. Rajiv Gandhi Salai is the established premier IT corridor with highest GCC concentration.

Increased FSI will enable existing GCC campuses to expand vertically without additional land acquisition. According to Colliers, GCCs accounted for around 55% of Chennai's office leasing in the first half of 2026, up from 49% in 2025.

The influx of skilled professionals is expected to drive residential development across mid-to-premium segments. GCCs bring demand for housing, retail, hospitality, schools, healthcare and social infrastructure.

Recent MoUs include Bosch Global Software Technologies establishing a Global Software Development Centre for automotive software and autonomous systems expected along OMR or Mount-Poonamallee corridor. Chubb signed an MoU in July to expand insurance operations through a GCC in Chennai.

Chennai Metro’s first Phase 2 stretch, from Poonamallee Bypass to Vadapalani, covers 14.64km and will be inaugurated on October 11. Prime Minister Narendra Modi is expected to inaugurate the line and ride a train. Of its 17 stations, 11 will initially open to passengers. Trains will not operate in driverless mode until mid-2027.

West Chennai 2 BHK homes cost 30–45% less than in Anna Nagar, with mainstream apartments starting at about ₹90 lakh. Porur and Vanagaram lead on price, roads and jobs; Ambattur is the value pick, and Poonamallee the longer-term option.

• Porur: Strong employment within 5 km, including Sri Ramachandra Medical Centre and an office and IT cluster; reliable rents, but peak-hour junction congestion.
• Vanagaram: About 5 km from Porur, at the Poonamallee High Road–Chennai–Bengaluru highway junction; new supply and a 4.0/5 family rating.
• Ambattur: 2 BHK homes from about ₹90 lakh, suburban rail access and steady rental demand supported by its industrial estate.
• Mogappair: Established, with schools and resale supply; few new launches.
• Maduravoyal: Central, but construction quality varies by street.
• Poonamallee: Approximately ₹75 lakh–₹1.0 crore; farther out, suited to a ten-year rather than five-year hold.

The belt has no metro stations or lines under construction. Buses and suburban rail from Ambattur and Avadi are public transport options. Peak-hour travel between Vanagaram and Porur to the same office can take 40 minutes, versus 15 off-peak. Flooding varies by street. Brigade Vanagaram, a pre-launch with 2 and 3 BHK homes reportedly from ₹1.33 crore, is not registered with Tamil Nadu RERA and cannot be booked, sold or allotted under Section 3 of the RERA Act 2016. Prime Minister Narendra Modi is likely to inaugurate Chennai Metro Rail’s 14.6-km Phase II stretch from Poonamallee to Vadapalani via Porur on October 11, and is expected to ride from Poonamallee to Porur. He may also visit IIT-Madras and attend a function to inaugurate projects including Vellore airport and launch others.

Initially, trains are expected every 10 minutes, with about 15 trains in operation. The stretch is part of the 118.9-km Phase II project and Corridor 4, which runs from Poonamallee to Light House. The Poonamallee–Porur section was slated for completion in December 2025; connectivity works to Vadapalani, enabling interchange with the Phase I network, were due by February 2026. The full stretch received final Commissioner of Railway Safety approval in May 2026. Stations from Alapakkam to Saligramam remain under construction, with no public opening date confirmed. The Metro will offer an alternative to congested Arcot Road.
