Thirumazhisai satellite township, located about 25km west of Chennai, is described as a ghost town. A billboard and arch welcome visitors to the township, but beyond lies vast vacant land dotted with grazing cattle and mounds. Meanwhile, private housing is booming in nearby areas.

CMDA completed construction of a new bus terminus in Kuthambakkam near Thirumazhisai. Apartment prices rose from Rs 3,000 per sqft in 2021 to Rs 5,300 per sqft in 2026, an 83% increase compared to 48% at Poonamallee and 56% at Sriperumbudur. Price rises began after the bus terminus project was announced. Multiple layout and apartment projects are being launched in the region. Integration of Chennai-Bengaluru Highway, Outer Ring Road, and planned Metro connectivity expected to shorten commute times. Bus terminus is the fourth in Chennai after Koyambedu, Madhavaram and Kilambakkam. Once operational, buses to Dharmapuri, Vellore, Hosur, Bengaluru and Tirupati will operate from Kuthambakkam. CMDA proposed developing Thirumazhisai as satellite town under land pooling scheme covering 1,600 acres. Proposed Parandur airport also increased real estate prices in region. Chief Minister C Joseph Vijay opposed airport project before election. Reports suggest government considering dropping airport project and establishing SIPCOT instead.

A new bus terminus at Thirumazhisai, near Kuthambakkam on Chennai's outskirts, will be larger than Kalaignar Centenary Bus Terminus at Kilambakkam. Located on the city's western corridor, it will serve long-distance and inter-district buses, diverting heavy traffic from the city core. The facility will include improved waiting halls, parking, streamlined bus bays, and enhanced commuter amenities. It is expected to benefit thousands of daily commuters and reduce congestion on arterial roads.

RPP Infra Projects won a contract worth Rs 69.36 crore to widen the Thirumazhisai–Uthukottai Road (SH-50) in Chennai to four lanes. Completion scheduled in 12 months.

• The Chennai Metropolitan Development Authority (CMDA) is considering cancelling projects not yet taken up, subject to State government approval. Its outstanding liabilities are about ₹3,500 crore, including ₹1,500 crore for land acquisition and ₹1,000 crore for Vada Chennai Valarchi Thittam.
• Global Sports City may be handed to the Sports Development Authority of Tamil Nadu. Planned on 127 acres near Sathyabama Institute of Science and Technology, it was estimated to cost ₹261 crore. Former Chief Minister M.K. Stalin laid its foundation stone in February 2026; the project took shape in November 2024.
• Proposed beachfront works span Marina to Besant Nagar, Elliot’s Beach to Neelankarai, Neelankarai to Akkarai, Akkarai to Kanathur and Kanathur to Kovalam, covering Marina Beach, Broken Bridge, Elliot’s Beach, Thiruvanmiyur, Neelankarai, Akkarai, Uthandi, Muttukadu and Kovalam. The ₹18.45-crore Marina Heritage Corridor, announced in April 2025, covers 2.5 km from Lighthouse to Island Grounds.
• Plans to rejuvenate 10 lakes across the Chennai Metropolitan Area had a proposed ₹100-crore State allocation. Operations of completed projects, including Porur’s M.S. Swaminathan Wetland Eco Park and the air-conditioned Retteri Junction bus stand in Kolathur, will go to Greater Chennai Corporation.
• Land pooling schemes at Thirumazhisai and Madambakkam are delayed. Under the model, owners receive 60% of developed land; CMDA retains 40% for infrastructure and commercial development.
