Chinta Rana Pratap Singh filed Complaint No. 308/2024/TGRERA over Flat 619, sixth floor, Block B, at Nayan’s Nature Spring, Kukatpally. He agreed to buy the 1,215-sq-ft flat on July 4, 2022, for ₹36.45 lakh, including 100 sq ft of covered parking and an undivided 44.18 sq yards of land. He said he paid ₹16.33 lakh and was ready to pay the remaining ₹20.12 lakh. He alleged the flat was not handed over, was rented to a third party for ₹25,000 monthly without his consent, and was being offered for resale.

After legal notices dated May 2, 2024, were returned unserved on May 10, he approached TG RERA. The landowner challenged the complaint’s maintainability, citing contractual issues, limitation and the authority’s powers. TG RERA held Singh was an allottee and Nayan Constructions and the landowner were promoters; it said their roles, limitation and available relief could be examined on the merits. The registered project’s number is P02200001561. Further hearing is scheduled for October 8, 2026.

The Telangana High Court directed HYDRAA, revenue authorities and other agencies to restore a disputed 13.17-acre Kukatpally property to its condition before May 25, including its compound fencing, security sheds, entrance gate, electricity lines, lighting and electrical equipment. Authorities must remove fencing, boards and markers they installed. The court warned that officials could be personally liable for restoration costs if they fail to comply; NVN Constructions may carry out the work and submit its expenses to the court. The order followed a contempt petition alleging officials entered the land on May 25 and 26 without notice, demolished structures, disconnected electricity and took possession, despite High Court orders in 2022, 2024 and 2025 restraining interference. The court barred further obstruction pending resolution of the dispute and adjourned the matter to June 4.

The Telangana High Court criticized the Hyderabad Disaster Response and Asset Protection Agency (HYDRAA) for demolishing fencing, security rooms and entry gates on a 13-acre 17-gunta Kukatpally plot on May 25 and 26, 2026, despite court orders protecting the property. The land was regularized under G.O. Ms. No. 469 in 2008. The court noted authorities had previously stated on oath that it was not a water body, Shikam or tank, but later took a contradictory position. It ordered the respondents to reconstruct the demolished structures and restore electricity within 24 hours. If they fail, the petitioner may carry out restoration costs recoverable from responsible officials’ personal funds. HYDRAA was barred from further interference until final disposal of the case.

Godrej Properties emerged as the highest bidder in a Telangana Housing Board (TGHB) e-auction for a 7.825-acre residential group housing site in Kukatpally (KPHB), Hyderabad. Its combined bid was ₹547.75 crore, according to an intimation from e-auction facilitator MSTC. TGHB will issue the allotment letter after due process.

The site is near HITEC City. The proposed premium residential apartments, in varied configurations, have an estimated revenue potential of about ₹3,800 crore. The acquisition adds to Godrej Properties’ Hyderabad presence, following launches at Godrej Madison Avenue in Kokapet and Godrej Regal Pavilion in Rajendranagar.
