BEST committee decided to re-tender a prime 5,516 sq ft property near Ghatkopar East railway station after objections over proposed annual rent of Rs 33.4 lakh, deemed below prevailing market rates. Site was earmarked for marriage hall and birthday venue use. Committee member Nitin Nandgaonkar (Sena UBT) objected to low rates at strategic location and raised concerns over allowing tenant independent electricity and water connections, warning this could weaken BEST's control and establish stronger tenant possession. Panel directed administration to invite fresh bids and ensure electricity and water remain under BEST's control. BEST general manager agreed undertaking would provide utilities at premises. Committee also approved nine other properties: 6,374 sq ft at Mulund Check Naka bus station (hospital or commercial use, Rs 39 lakh annual rent); four premises in Kandivli West staff quarters building for food businesses; mezzanine floor at Andheri bus station for catering.

A fire broke out at about 12:45 pm on Saturday, 1 March, in a fifth-floor flat at Vikas Apartment, a six-storey building behind Pant Nagar police station in Ghatkopar East. One fire engine and a water tanker were sent; the blaze was extinguished by 1:20 pm. No injuries were reported, and the cause has not been determined.

On Friday, a fire broke out at about 10:45 am in vacant flat 4203 on the 42nd floor of the 57-storey Salsette 27 on B A Road, Byculla East. The newly constructed, partially occupied building’s fire was extinguished by 1:10 pm, with no casualties. The flat was undergoing renovation; Chief Fire Officer Ravindra Ambulgekar said renovation work may have contributed, but the cause remains undetermined. The internal firefighting system was working. Some residents evacuated before responders arrived; fire officials escorted others out.

In 2024, 63,244 units were registered in Mumbai, 4% higher than 60,930 in 2023. Nearly 50% had carpet area below 60 sqm (650 sq ft). Supply of 650–1,300 sq ft apartments nearly doubled in four years.

Of 63,244 units in 2024: 36,274 were 1–2 BHK (57%); 10,000+ were 3 BHK (15%); nearly 2,000 were 4 BHK (3%); over 6,200 were office or retail (10%).

1 BHK supply declined: 21,000 units in 2022, 18,000 in 2023, 15,000 in 2024. In 2023, 1–2 BHK represented 65% of launches; 3 BHK was 14%.

Price range: ₹20,000 to ₹1.6 lakh per sq ft; luxury deals reached ₹2.7 lakh per sq ft (Worli, 12 apartments, ₹202 crore).

Highest-launch areas: Bhandup West, Mulund West, Borivali West, Malad East, Oshiwara (over 1,000 units each). Other growth areas: Kurla East, Bandra West, Vile Parle East, Andheri East, Marol, Malad, Ghatkopar East, Vikhroli, Kandivali East.

North and Central Mumbai concentrated 90% of launches. Last six months of 2024: 27,000 units launched in Mumbai City (excluding Thane, Navi Mumbai). 2022 peak: 76,000 units. 2024 down 15% from 2022 but above 2019 levels.

Redevelopment of Mata Ramabai Ambedkar Nagar and Kamgar Nagar, along the Eastern Express Highway in Ghatkopar East, has not started three months after rental cheques were distributed on September 3. MMRDA and the Slum Rehabilitation Authority (SRA) are jointly executing the project, MMRDA’s first slum redevelopment project, assigned in early 2024.

A survey from March found 16,575 tenements—about 85% of the two slum pockets’ population—eligible for rehabilitation. Eligible residents received rental cheques, and the government promised new 300-square-foot carpet-area apartments within two years of residents vacating.

MMRDA says it has not received possession of the 33.15-hectare plot, preventing it from arranging financing and issuing construction tenders. SRA says a committee led by Chief Secretary Sujata Saunik is assessing compensation for the landowner; a government resolution will follow. Delays included the November assembly polls, government formation and portfolio allocation.

The project is expected to generate 5,000 additional homes and 75 lakh square feet of commercial space, potentially earning MMRDA ₹10,000 crore.
