Sanjay Agrawal, a Sector 22 resident, booked a flat in Ansal's A2 Sushant Megapolis project in Greater Noida. He paid Rs 250 registration in March 2014, Rs 15,000 booking amount, and Rs 1 lakh in subsequent instalments, totalling Rs 1,25,250 against a flat cost of Rs 3.25 lakh. An allotment letter was issued April 10, 2015. The building remained incomplete and possession was never delivered. Agrawal requested cancellation and refund from the developer; the developer refused.

Agrawal filed a complaint with the District Consumer Disputes Redressal Commission on July 10, 2022. Ansal Hi-Tech Townships filed no written response and sent no representative. The commission, comprising chairperson Anil Kumar Pundir and member Anju Sharma, proceeded ex parte from August 22, 2023.

The commission found the developer deficient in service by not delivering possession despite receiving payment according to agreed terms. It ordered Ansal Hi-Tech Townships to pay Rs 1,00,762 plus 6% interest from complaint date to payment date within 30 days, plus Rs 2,000 for litigation costs and mental agony. The order was passed ex parte. Ansal Hi-Tech Townships has faced similar orders in other cases.

Ansal Housing complex in Sector Omega 1, Greater Noida, comprising around 900 plots, has deteriorated due to poor road conditions, overgrown unmaintained parks, recurring sewage overflow, and dysfunctional streetlights. Residents describe it as "Broken Roads Colony." Per original agreement, Greater Noida authority was to take over the colony within one year after project completion for maintenance. Takeover has not occurred after over a decade. Residents invested life savings based on assurances at purchase. ₹4 crore deposited two years ago for maintenance remains unused for promised work. Authority officials state maintenance work depends on resident contributions and funds available. Material deposited at site; tender process completed. Senior manager Ajit Bhai Patel stated infrastructure improvement work to commence within 15–20 days. Residents remain skeptical and considering protests if situation does not improve.
