Badoki Village sits on Greater Noida’s Bodaki side, close to the existing Boraki railway station and away from the city’s larger apartment clusters. It offers buyers a small selection of flats in different sizes. Its strongest practical connection is to Dadri and Shiv Nadar University; the much larger rail and metro interchange planned at Bodaki is still a future facility.

Location and everyday connections

Boraki station is less than 1 km from the centre of Badoki Village. Shiv Nadar University and its health and wellness centre are about 3 km away, while Arya Vartt Public School in Palla is about 2 km away. Vedansh Super Speciality Hospital is roughly 7 km away. Ansal Plaza is about 10 km away, so residents have to travel beyond the immediate neighbourhood for larger shopping trips. Chenfeng Tech and CONCOR are each around 5 km away, putting parts of the local employment and logistics belt within reach.

The nearby station is an existing rail stop. The proposed Bodaki transport hub is a separate and much larger project. The Times of India reported in November 2025 that the Greater Noida Authority board had approved alignments for a multimodal transport hub combining a railway station, bus terminals and a metro station, with proposed road links towards Knowledge Park I, the Eastern Peripheral Expressway and NH-34. Noida Metro Rail Corporation describes a planned 2.6 km Aqua Line extension from Depot station to Boraki, with two elevated stations. That extension does not currently provide a metro connection for Badoki Village.

Homes and asking prices

Asking prices on PropertyWala put apartments in Badoki Village at about ₹4,616 per sq ft across the recorded period from the fourth quarter of 2016 to the third quarter of 2026, compared with about ₹5,797 per sq ft for Greater Noida over the same broad period.¹ The Badoki figure is roughly 20% lower. The narrower 2026 apartment reading is about ₹7,010 per sq ft and is based on a small sample. It is more useful as a snapshot of flats advertised this year than as a neighbourhood-wide benchmark.

The homes advertised in Badoki Village are apartments with one to three bedrooms, priced from about ₹18 lakh to ₹1.1 crore. That is a wide range for a small local market: a compact flat and a family-sized flat serve quite different needs. The Badoki Village sale search also includes properties in neighbouring areas, including land in Ansal Megapolis and apartments in Sector Eta 2. Their addresses matter when comparing prices; they are not homes in Badoki Village.

Badoki’s year-by-year apartment record does not show a useful direction of travel. A clearer comparison is between the broad-period Badoki and city asking rates, alongside the small, more recent Badoki snapshot. Neither supports treating a future transport hub as an increase already reflected in local home prices.

Projects and the wider choice

The choice of projects broadens in neighbouring localities. In Sector Eta 2, SKA Estate is an under-construction development by SKA Group, with three- and four-bedroom apartments and proposed possession in January 2030. It is registered under UP RERA number UPRERAPRJ768147/03/2025. The same sector also has SKA Metro Ville, an apartment project by SKA Realtech offering two-, three- and four-bedroom configurations. In Bodaki, Ansal Aastha Uday is a two-bedroom apartment development.

These are alternatives near Badoki, not projects within the village. Sector Eta 2 offers buyers a more established choice of apartment projects, while Bodaki keeps the search close to Greater Noida’s railway side.

Who fits here, and where else to look

Badoki Village suits buyers whose regular destinations are Shiv Nadar University, Dadri or nearby workplaces, and who are comfortable choosing from a small supply of flats. The range from compact one-bedroom homes to larger three-bedroom homes offers options for both individual buyers and families. The village’s rail-side location is useful now, while the proposed interchange is a longer-term change to the area, not a service that residents can yet rely on for daily journeys.

The immediate choice is less straightforward for tenants than it is in an established apartment sector. Buyers looking to compare several developments can head to Sector Eta 2. Bodaki keeps the search near the station, while Ansal Megapolis broadens it to include plotted property.
