Rajiv Rahadari Owners Face Property Tax Increases of Up to 300%

Secunderabad Cantonment property owners say tax hikes of 100% to over 300% are worsening rental losses amid uncertainty over Rajiv Rahadari widening.

Owners of buildings along State Highway-1 on Rajiv Rahadari in Secunderabad Cantonment received property tax notices from the Secunderabad Cantonment Board (SCB) under its triennial revision. The revised demands, effective from financial year 2025–26, are 100% to over 300% higher. Owners say proposed road widening and an elevated corridor have prompted tenants to leave, rents to fall and properties to remain vacant; many affected owners are senior citizens dependent on rental income.

In Kakaguda, Mahender Babu’s annual tax rose from ₹17,226 to ₹54,420. In Vasavi Colony, a demand increased from ₹36,288 to ₹86,184.

The Rajiv Rahadari Property Owners’ Joint Action Committee (JAC) said it raised the issue with the previous SCB chief executive officer in October 2025, after which the revision was held in abeyance. On Saturday, the JAC asked BJP Malkajgiri MP Etala Rajendar to intervene; he said he would approach the SCB chief executive to seek a halt until widening is completed. Notices allow objections within 30 days. The JAC said it has been unable to meet the current CEO.
