HYDRAA has decided to fence over 200 acres of government land in Puppalaguda village, Rangareddy district, to prevent encroachment following complaints from environmental groups and residents about illegal activities threatening ancient rock formations and water bodies.

HYDRAA Commissioner AV Ranganath conducted a field visit following a complaint by the Society to Save Rocks. The society requested protection of natural granite formations in survey numbers 452/1 and 454/1, believed to be around 2.5 billion years old and considered vital to Hyderabad's natural heritage.

The government has allotted up to 10 acres of land in the area for religious institutions, including temples and a dargah. Once boundaries are verified with the revenue department, fencing will be carried out around the allotted land, with remaining land preserved as protected public property.

Commissioner Ranganath stated that HYDRAA will review relevant High Court orders restricting construction in this ecologically sensitive zone. Residents appealed to protect the nearby Bhagirathamma Cheruvu lake, alleging stormwater inlets feeding the lake have been blocked.

During inspections, the Commissioner also reviewed natural rock formations spanning over 160 acres in the Narsingi area and visited the deteriorated NITHM campus lake, which suffers from sewage inflow and sedimentation. Plans include desilting, bund construction, sewage redirection, and transforming the lake area with a walking track, green lawns, open gym, and children's play area.

HYDRAA has cleared encroachments and silt from six other lakes across Hyderabad. The Batukamma Kunta lake in Amberpet is nearing completion with modern amenities.

Hyderabad Disaster Response & Asset Protection Agency (HYDRAA) conducted demolition operations on May 20, 2025 at two locations.

Diamond Hills, Hyderanagar (Kukatpally mandal): Nine-acre layout developed in 2000 with 79 HMDA-approved plots. An encroacher used an unregistered assignment deed and ex parte court decree to occupy seven acres, demolishing boundaries, roads, parks, swimming pools and plot demarcations. The encroacher reportedly earned over ₹50 lakh per month from parking rentals for 7–8 years and fenced the remaining 2 acres, restricting owner access. High Court ruled in favor of plot owners last year but encroachments remained. HYDRAA Commissioner A.V. Ranganath inspected May 15, held a hearing, and removed encroachments May 20, marking land protected and beginning work to re-identify roads and parks per approved layout.

Dollar Hills, Puppalaguda (Narsingi mandal, Manikonda Municipality): 60-acre land with 30+ acres developed as layout, 80% of plots sold under HMDA preliminary approval. HMDA cancelled layout in 2005; land was reclassified as agricultural without plot owners' knowledge. Some residents secured LRS building permissions. Approximately 2 acres of park and road space were merged with adjacent 30-acre parcel and sold to a real estate company. Court dispute ongoing since 2016. Company started unauthorized construction. After HYDRAA Commissioner inspection May 14 and hearing, agency stopped constructions and removed unauthorized structures May 20. Residents filed police complaint at Narsingi station. Both operations followed public complaints via Prajavani grievance platform.

Aparna Constructions and Estates launched Aparna Zenon, a gated residential community at Puppalaguda, Nanakramguda, Hyderabad. The project spans 37 acres with 3,664 vaastu-compliant apartments. Estimated investment: Rs 2,550 crore. This is the developer's 60th residential project.

Telangana revised guidance values across all 144 sub-registrar offices on 5 June 2026, covering agricultural land, residential plots, apartments and commercial property. Within GHMC limits, official values range from about ₹14,000 to over ₹1,16,000 per square yard. In hot pockets, open-market prices are typically 30–100% above guidance values. Stamp duty is calculated on whichever is higher: the declared sale price or guidance value. The revision integrated the Telangana Bhu Bharati Act, 2025; in pockets where HMDA e-auction prices exceeded roughly ₹200 crore per acre, guidance values were doubled to curb under-declaration. Kokapet and Narsingi residential guidance values are around ₹27,000 per square yard. Raidurgam’s residential rate rose from about ₹26,700 to ₹48,300, and its commercial rate from ₹44,900 to ₹78,600. Puppalaguda’s residential rate is about ₹36,800; Manchirevula’s is roughly ₹22,600. Tellapur HMDA-approved plot listings range from ₹80,000 to ₹1,50,000 per square yard. Bachupally is comparatively affordable.

• Telangana’s IGRS current unit rates for non-agricultural land and buildings, captured in June 2026, cover about 84,800 localities across more than 10,600 revenue villages, plus GHMC ward-blocks. The rates are government floors used for stamp duty and registration, not market prices; no previous urban rates are recorded for comparison.
• The state median open-plot rate is about ₹1,100 per square yard. About 85% of villages are below ₹2,000; roughly 166 villages (1.7%) exceed ₹5,000. Hyderabad’s median is about 30 times the state median; Medchal-Malkajigiri and Rangareddy have the other significant premiums. Rates elsewhere cluster around ₹1,100–₹1,300, falling to ₹600 in the far north.
• The western IT corridor, including Kokapet, Manikonda and Puppalguda, has the priciest rates outside GHMC. The highest village rate is about ₹78,600 per square yard, in pockets around Miyapur and Kandukur mandal. Mandal medians: Bachupally ₹22,600, Hayathnagar ₹21,400 and Gandipet ₹18,400.
• GHMC’s 2,874 localities range from about ₹14,000 to ₹1,16,000 per square yard, with a median near ₹33,500. The ceiling covers Ameerpet, Punjagutta, Khairatabad, Banjara Hills and Jubilee Hills. Secunderabad division’s median is about ₹48,000.
• Manikonda’s government rate is about ₹40,300 per square yard (₹4,480 per square foot of land), versus reported transactions of ₹70,000–₹1,20,000; the official rate is around 40–60% of sale prices.
