Bengaluru office park owners are investing in transport links as GCCs drive demand for workplaces with easier commutes. Bagmane Prime Office REIT committed ₹40 crore to co-develop Bagmane DRDO Sports Complex Metro Station and will upgrade its amenities and facade. It is building a rail-over-bridge linking its Whitefield assets to Outer Ring Road, avoiding crossings that add 15–20 minutes, and has built flyovers and walkways connecting Bagmane Tech Park and Bagmane Cosmos.

The ITPB Metro Skywalk, opened earlier in 2026, links Pattandur Agrahara Metro Station to International Tech Park Bangalore and Park Square Mall, serving over 55,000 professionals; CapitaLand India Trust partnered with BMRCL. Prestige Group completed a 1.5-km flyover between Outer Ring Road and Old Airport Road and will build Bellandur metro station near its upcoming 8-million-sq-ft Prestige Lakeshore Drive campus.

Embassy REIT spent ₹100 crore on Kadubeesanahalli Metro Station and ₹183 crore on a 1-km public flyover beside Embassy Manyata Business Park, serving over 100,000 employees. The station is on the 17-km Outer Ring Road corridor between Central Silk Board and K.R. Puram. India recorded 66.4 million sq ft of office leasing in January–September 2026, up 8%; GCCs leased a record 28 million sq ft, or 42%.

Pedestrians on Old Airport Road between Marathahalli and Kundalahalli Gate are stepping onto the busy carriageway to pass footpath obstructions. The problem is particularly acute near the Kundalahalli Gate underpass, where a commercial complex has enclosed part of the footpath within its compound, citing pending land compensation. The road connects Marathahalli, Kundalahalli Gate and Varthur Kodi.

Construction began this week on the Wind Tunnel Road underpass at Murugeshpalya Junction on Old Airport Road, nearly a decade after it was proposed. The project is estimated to cost ₹19 crore, with an official timeline of about 180 days, including the monsoon; November is the current opening target. Officials discussed a possible three-month completion, but the timeline remains 180 days.

One carriageway is closed for excavation and civil work, routing both directions onto the other side. Work is phased: the Manipal Hospital side is first, followed by the HAL-bound side. Diversions are in place. Congestion affects travel towards HAL, Marathahalli and central Bengaluru; police warned it could worsen with rain, school reopening and VVIP movement linked to HAL Old Airport.

Prefabricated segments are mostly ready, but excavation, utility relocation and retaining walls remain. GBA Chief Commissioner Maheshwar Rao directed contractors to accelerate work and consider methods to reduce delays. The underpass is intended to provide signal-free movement at the junction.
