Bombay High Court criticised the city collector for insisting on a No Objection Certificate (NOC) from a housing society as a pre-condition for registering a consent decree transferring shop premises to sibling restaurateurs Sanjay and Rachna Narang. Justices Suman Shyam and Advait Sethna stated: "The revenue authorities viz joint sub-registrar and collector ought to have acted in furtherance of and deference to such decree of this court and not create any obstacles… However, he (collector) chose to tread on a different path by insisting on 'no objection' from the society, which the law did not mandate." The dispute concerned a 186-sq-ft shop called 'Pushp Milan' and an adjoining 2,530-sq-ft restaurant premises on the ground floor of Soona Mahal CHSL. Members Khorshed Udwadia and Adi Nazir claimed to own both premises. Udwadia had entered into an agreement with the Narangs.

After shelving its Marine Drive road widening plan, MMRDA has proposed altering the alignment of the Orange Gate-Marine Drive twin tunnel project to prevent a bottleneck near Jawahar Bal Bhavan at Charni Road.

Revised alignment requires reclaiming 2,298 square metres of land—approximately one-third the size of a football ground—from the Arabian Sea near Pransukhlal Mafatlal Hindu Swimming Bath & Boating Club Trust. This means the Marine Drive promenade will be moved farther into the Arabian Sea.

Modification will increase project cost by approximately ₹40 crore. Original Orange Gate-Marine Drive twin tunnel project approved March 2023 at ₹8,056 crore.

Road widening necessary to increase lanes outside Jawahar Bal Bhavan from existing eight (four in each direction) to 13. Approximately 300 metres of road between Coastal Road entry-exit points and Mafatlal swimming pool needs widening.

Proposed 13 lanes divided into: three Nariman Point-bound lanes (reduced from four), three lanes for tunnel exits to Nariman Point, three lanes from Nariman Point entering Orange Gate-bound tunnel, four lanes toward Girgaum Chowpatty.

MMRDA has begun obtaining environmental clearance for revised design; proposal submitted to Maharashtra Coastal Zone Management Authority. Twin-tunnel project scheduled completion June 2028.

Over eight years, large-scale infrastructure in Mumbai—Coastal Road, Mumbai Trans-Harbour Link, underground and elevated metros, and flyovers—have driven up real estate prices and created ultra-luxury micro-markets in Worli, Versova, and the western seafront.

The Coastal Road is an eight-lane expressway connecting Marine Lines in South Mumbai to Kandivali in North Mumbai. Phase I (10.58 km) between Worli and Marine Lines is now open.

Worli has emerged as India's ultra-luxury capital with ₹5,500 crore in high-end home sales (30 units) over two years, capturing 40% of more than ₹40 crore apartment deals nationally (December 2025 ANAROCK report). The Coastal Road and Bandra-Worli Sea Link have driven Worli and Marine Drive prices up 20%-30% over two years. Premium units command ₹65,000 to ₹1 lakh per sq.ft. Two duplexes in Naman Xana sold for ₹700 crore. Over 20 Worli transactions exceeded ₹100 crore in three years. Ultra-premium residences of 4,000 sq.ft. are priced above ₹32 crore. Nearly 1 million sq.ft. of premium residential and retail space is under construction with ₹69,000 crore investment in infrastructure projects.

Mumbai Metro expansion has generated 15%-25% property appreciation near stations. The Trans Harbour Link is expected to unlock 15%-20% price increases in Navi Mumbai's Ulwe and Kharghar.

Mumbai's average is ₹16,600 per sq.ft., outpacing Bengaluru's ₹8,380 per sq.ft. Prestige Group entered Mumbai with marquee projects in Marine Drive and Worli priced between ₹30 crore and ₹45 crore and above.

The Brihanmumbai Municipal Corporation’s eight-lane, signal-free, toll-free Mumbai Coastal Road Project is estimated to cost ₹13,000 crore and will run 29.2 km from Marine Lines to Kandivali, ultimately linking Marine Drive to Dahisar. Its Marine Drive–Worli Phase 1 is operational; northern stretches are under construction. The Western Express Highway carries nearly 60% of Mumbai’s daily traffic.

The 17.17-km, eight-lane Versova-Bandra Sea Link, officially named Swatantrya Veer Savarkar Sea Link, is 32% complete after nearly seven years. It is expected to cut travel time from 45–60 minutes to 10–15 minutes. Bandra–Versova is targeted for completion by March 2028; Versova–Bhayandar and its connectors by December 2028. The project began in 2018, and deadlines have been revised several times. Chief Minister Devendra Fadnavis said progress is monitored daily through a war room, and contractors were directed to add manpower and machinery. Work faced rough seas and high waves; construction is expected to accelerate after the monsoon. The Versova–Bhayandar road is expected to reduce travel time between the western suburbs and Mira-Bhayandar. Fadnavis said Mumbai and the Mumbai Metropolitan Region were the only region in India with increased mangrove cover recorded by the Forest Survey of India.

Maharashtra Chief Minister Devendra Fadnavis reviewed the Mumbai Coastal Road Project (MCRP) on Sunday and said it would ease pressure on the Western Express Highway (WEH), which carries nearly 60% of Mumbai’s traffic.

The BMC-developed project is a 29.2-km, eight-lane, signal-free expressway along Mumbai’s western coastline, built at an estimated cost of ₹13,000 crore. It will be toll-free and grade-separated, connecting Marine Lines to Kandivali. Phase 1, from Marine Drive to Worli, is operational; northern stretches remain under construction. The Bandra–Versova section is expected to be ready by March 2028.
