Telangana High Court stayed acquisition and dispossession proceedings for four private properties measuring 5,186.14 square yards on Road No. 45, Jubilee Hills.

GHMC had issued notices under Section 21 of the GHMC Act for a proposed 120-ft road from Road No. 45 T-Junction to Durgam Cheruvu.

Justice NV Shravan Kumar (order March 17) stayed all further proceedings including dispossession and posted matter to April 7 for further hearing.

• Authorities claimed affected properties were government-owned while petitioners showed many private properties exist on the stretch

Jubilee Hills commands premium prices due to proximity to Hitech City, presence of celebrities and politicians, and high commercial real estate demand. Hyderabad recorded 12–14% annual price appreciation, outpacing Bengaluru's 10–12%. The ₹1–2 crore segment shows healthy supply but growing affordability pressures. West Hyderabad remains prime zone; East Hyderabad positioned as next growth area. Luxury segment has room for growth with few locations currently at ₹20,000 per sq ft.

Zee Entertainment Enterprises Ltd sold a property in Jubilee Hills, Hyderabad for ₹99 crore with a built-up area of 28,221 sq ft. Adman Creatives, a Hyderabad-based LLC in community and social services, purchased it. Sale registered April 3, 2025. Land originally allocated to Padmalaya Studios Private Limited in November 1983 at ₹8,500 per acre for film studio purposes only; later sold to Zee Entertainment. Property includes five car spaces and remains restricted to entertainment purposes use.

Jubilee Hills is located between Banjara Hills and Hi-Tech City, known for premium residential properties, wide roads, and proximity to commercial hubs.

Other recent Hyderabad transactions: Microsoft purchased 25 acres for ₹181.25 crore near Mekaguda (2024); Facebook renewed 3.7 lakh sq ft office lease in The Skyview, Hitech City for ₹2.8 crore monthly (December 2024).

Hyderabad real estate forecast: peripheral areas expected to see 10-20% property price increases over 3-5 years driven by Metro Phase 2 extension and other infrastructure. Grade A office supply in emerging locations projected to rise from under 5% to 20-25%.

Telangana high court set aside an order by Rangareddy former district collector B Amoy Kumar from 2022 that had removed 52 acres of land from the prohibitory category.

GHMC’s 4.3-km, six-lane bidirectional steel flyover from Jubilee Hills Checkpost to NFCL Junction is expected to save Rs 800 crore in land acquisition and Rs 400 crore in construction. The elevated corridor will cross five junctions and avoid the eco-sensitive zone around KBR Park. Its sanctioned cost is Rs 1,090 crore: Package I, Jubilee Hills Checkpost Junction to Mugdha Junction, costs Rs 580 crore; Package II, Mugdha Junction to Muffakham Jah College, including a ramp to Banjara Hills Road No. 1, costs Rs 510 crore. It is being built in two EPC packages. GHMC Commissioner RV Karnan inspected foundation excavation and junction improvements.

The CMC standing committee approved renaming Wipro Circle in Gachibowli as Dr Manmohan Singh Circle and the HMDA-developed park nearby as Dr Manmohan Singh Memorial Park under Section 137 of the Core Urban Region (Integrated Governance) Act, 2026. It cleared a proposal for a Durgam Cheruvu Lakefront Development Company SPV to develop and rejuvenate about 140 acres, subject to state approval. It also approved Chintal Kunta Lake works costing Rs 21.59 crore, including desilting, embankment protection, water-quality restoration and a box drain to Narlakunta Lake through Shuraksha Meadows Colony, Ward 294, Bahadurpally.
