Nandi Infrastructure Corridor Enterprises (NICE) opened a 1.5-km, four-lane connecting road near Deepanjali Nagar Junction on Mysuru Road. It links Deepanjali Nagar Junction (BHEL Circle) to NICE Road near Hosakerehalli PES College, providing access towards Challaghatta and adjoining areas.

The project was delayed by land acquisition challenges. Before the link opened, motorists covering the 11-km Deepanjali Nagar–Challaghatta stretch during peak hours took 45 minutes to an hour, with congestion at Nayandahalli, R.R. Nagar, Jnanabharathi and Pattenagere. Travel time to Challaghatta is now expected to be around 30 minutes.

NICE promoter Ashok Kheny posted a drone image of the stretch on X on March 16. The road opened to the public on March 20, 2026.

The link forms part of the Bangalore-Mysore Infrastructure Corridor (BMICP) and is expected to improve access towards Challaghatta and adjoining areas.

Nagar, Jnanabharathi and Pattenagere junctions frequently face congestion, especially at traffic signals. The new link is expected to cut travel time to Challaghatta to around 30 minutes.

NICE promoter Ashok Kheny said in a post on X dated February 21, 2025, that the stretch would soon be ready for commuters.

BBMP has begun redesigning the intersection near Deepanjali Nagar Metro station to connect it directly to the NICE Road Cloverleaf Junction. The junction redesign is targeted for completion within a week, but opening the access road may take longer because of land issues. BBMP is preparing its land near BHEL Junction on Mysuru Road; NICE will construct the road. The link from the Outer Ring Road cloverleaf to Mysuru Road will be about one kilometre. NICE has 60% of the required land and is awaiting KIADB transfer of the final 400 metres; compensation for that land was paid nearly a decade ago. Deputy Chief Minister DK Shivakumar had directed officials to prioritise the project to reduce Outer Ring Road congestion.

Kanakapura Road averaged ₹11,250 per sq ft in May 2026, according to Square Yards. Prices: Vajrahalli ₹7,500–₹8,500; Konanakunte Cross ₹9,000–₹11,000; Talaghattapura below ₹8,000; Kaggalipura plots ₹6,500–₹7,500. BDA Banashankari 6th Stage plots auctioned in May 2026 drew bids 30% above base price. The operational Green Line ends at Silk Institute, serving Yelachenahalli, Konanakunte Cross and Vajrahalli. Purva Park Hill, within 500 metres of Vajrahalli station, costs ₹1.33–₹1.89 crore for 2–3 BHK homes. The 41 km NICE Road connects Tumkur Road to Hosur Road; its Deepanjali Nagar link is expected to benefit Talaghattapura and Kaggalipura over 18–24 months. Car tolls are ₹110–₹165 per crossing, or ₹8,000–₹12,000 monthly for daily Electronic City commuters. Beyond the Art of Living Centre, about 22 km from Bengaluru centre, prices fall below ₹7,000 per sq ft and water supply is less reliable. Peripheral Cauvery coverage is not expected before 2030; tanker costs are ₹2,500–₹4,000 monthly. Talaghattapura resale turnover is 4–6% annually, versus 12–15% in Sarjapur Road; Kaggalipura plot resale typically takes 5–7 years. Sarjapur Road averages ₹13,000–₹16,500 per sq ft.
