BBMP’s underground, air-conditioned Krishnadevaraya Palike Bazar, near Vijayanagar bus stand and metro station, was built for ₹13 crore under the Chief Minister’s Urban Development Scheme and inaugurated on August 25, 2024, six years after the project was announced. It has 79 stalls, including 31 air-conditioned units.

More than 25 vendors are operating there without official allotment. They say local BBMP officials gave them permission. A vendor said the BBMP had surveyed 30 street vendors in 2021, but none received a stall; he said current occupants were from outside Vijayanagar. In January 2025, the South Zonal Commissioner directed the Executive Engineer to begin tendering the spaces, but no auction had been held two months later. A senior BBMP official said the tender process would be initiated and illegal occupants evicted. The Bengaluru Urban District Street Vendors’ Association urged BBMP to clear the market for proper allocation.

West Bengaluru’s real estate is growing alongside industry, housing and commerce. Peenya Industrial Area is described as one of Asia’s largest industrial areas. As large industries expand towards newer zones such as Tumakuru and Narsapura for land, connectivity and labour, some large industrial sites within the city may become opportunities for residential redevelopment, said Manjesh Rao, chief realty officer at BrokerInBlue.

Kengeri and Mysore Road offer housing across price ranges. The operational Purple Line connects the western suburbs with Majestic, Indiranagar and Whitefield. The 10.7-km, 10-lane S.M. Krishna Road corridor, linking Magadi Road and Mysore Road, opened in June 2026. Yeshwanthpur’s multimodal transport hub, healthcare and education institutions, and other civic and social infrastructure also support the area.

Peenya and nearby areas have rental demand for worker housing and warehousing. Malleshwaram and Rajajinagar retain demand and are seeing redevelopment. Other residential and emerging areas include Rajarajeshwari Nagar, Nagarabhavi, Vijayanagar, Jnana Ganga Nagar, Kengeri Satellite Town, Kamala Nagar and Nandini Layout.

Residents of Indiranagar allege unauthorized tree-cutting despite Forest Department permissions. A property owner applied to trim four branches of a tree adjacent to his property; Tree Officer and Deputy Conservator of Forests granted permission because branches allegedly obstructed vehicle parking.
