New Noida Land Acquisition Begins; Infrastructure and Housing Planned

The Noida Authority is beginning land acquisition across 37 villages for New Noida (DNGIR), a 209 sq km development spanning Bulandshahr and Gautam Budh Nagar with housing, industry, and infrastructure.

New Noida, officially the Dadri-Noida-Ghaziabad Investment Region (DNGIR), spans 209.11 sq km across 84 villages (63 in Bulandshahr, 21 in Gautam Budh Nagar), notified 18 October 2024. Land acquisition begins within 7–10 days across the first phase of 37 villages (24 in Bulandshahr, 13 in Gautam Budh Nagar): Jokhabad, Sanwali, Birondi Fauladpur, Birondi Tajpur, Kaithara, Kishanpur, Muradabad, Nawada and others.

Compensation fixed at Rs 4,300 per sq m, revised upward after Supreme Court intervention; farmer compensation aligned with Yamuna Authority rates.

Revenue officers will identify khasra numbers, ownership records, and co-ownership claims, then conduct physical surveys verifying boundaries, land use, crops, structures, and roads before direct engagement with farmers to secure land through mutual consent.

Master plan allocation: 40% industry, 13% residential, 18% green and recreational space; anticipated population around 600,000. Over 1,600 hectares earmarked for educational institutions. Housing planned across Economically Weaker Sections to High Income Groups.

Core infrastructure (roads, drainage, sewage, power, water) to be laid before industrial plot allotment to companies and logistics firms. Schools, hospitals, sewage treatment plant, and sports/recreational facilities planned.

Connectivity: proposed link expressway connecting Yamuna and Ganga Expressways through New Noida to Jewar airport, Agra-Lucknow Expressway, and Noida-Greater Noida Expressway. Master Plan 2041 proposes 130-metre-wide grid road network within New Noida. 72-km link expressway between Yamuna and Ganga Expressways proposed through Bulandshahr.

Railway connectivity to Delhi-Howrah route planned; 1,500-hectare logistics hub proposed near Chola station; passenger and freight railway station under development at Boraki.

Road links, expressways, and rail connectivity remain proposals awaiting approval and are not yet constructed.
