The Tamil Nadu government-funded, four-lane, 14-metre-wide Teynampet–Saidapet elevated corridor costs ₹621 crore. Chief Minister M.K. Stalin laid its foundation on January 19, 2024. Overall work is 68% complete and foundations are 98% done. Of 131 decks, 32 are installed; eight more were planned by the end of May. The Saidapet–CIT Nagar section is largely complete, with more than 50 piers, an 80-metre bituminous approach and a concrete road to CIT Nagar. Piling has started on the Nandanam–Teynampet side after shifting a 230kV underground cable; labour increased from 300 to 600. The flyover crosses two operating Metro tunnels: 69 of 91 pillars are above the corridor, and 13 of 32 tunnel-crossing decks are installed. It bypasses six junctions and is designed for 1 lakh PCUs, against 2.5 lakh daily vehicles. The Teynampet–Saidapet trip is expected to fall from 40–45 minutes to 5–7. Resale flats in Saidapet and CIT Nagar within 500 metres of ramps are moving faster; investors anticipate 10–12% appreciation in Nandanam and Teynampet. Redevelopment projects off Anna Salai are restarting.

20. Nagar constituency includes Kodambakkam, Ashok Nagar, West Mambalam, Pondy Bazaar, C.I.T. Nagar portion, and Vadapalani. Within two years of pedestrianisation, commercial sales rose 15-20% and land value increased up to 20%. Residents cite severe infrastructure bottlenecks from rampant commercialisation. Rising plinth levels and unchecked encroachments increase pressure on sewer and stormwater networks of unchanged capacity, causing frequent overflows. Ambulances and fire tenders struggle to navigate narrow lanes. The newly constructed J. Anbazhagan flyover has done little to ease traffic. Multi-level Pondy Bazaar parking is often non-operational or at full capacity. Residents report uncleared garbage, poor roads, and poster proliferation. Stormwater drain construction on Arya Gowda Road felled trees but failed to prevent rainwater entry; homes suffered waterlogging in December 2023 downpour. MLA J. Karunanithi attributes parking issues to Metro Rail work and notes traffic reduction from online shopping shift. New flyover eases travel from Saidapet to T. Nagar, Kodambakkam, Nungambakkam. One-way traffic near North Usman Road-Bazulla Road signal planned. ₹3 crore annual MLACDS fund used for bus stand and community hall upgrades.

• More than 200 motorcycle parking slots opened along Usman Road, from Burkit Road junction to Sarojini Street. The Greater Chennai Corporation (GCC) and Traffic Police allow motorcycles only; cars cannot park there. Wider pedestrian spaces were created near the Usman Road–Ranganathan Street junction.
• Residents have sought revival of the Chennai Corporation’s 2012–13 budget proposal to link the North and South Usman Road flyovers. The extension would increase the structure from 2 km to 5.5 km. Residents and traders had opposed it over land-acquisition concerns; officials say improved ramp design could avoid acquisition and advanced technology could complete the project in six months.
• Residents also raised concerns about bus stops, routes and lingering congestion on Burkit and Madley roads, and requested that GCC and Metrowater resolve sewage issues reportedly linked to infrastructure projects.

Tamil Nadu Chief Minister M.K. Stalin inaugurated the J. Anbazhagan Flyover in T. Nagar on September 30, 2025. The 2-km flyover connects South Usman Road with CIT Nagar Main Road and is expected to ease congestion in T. Nagar and reduce travel time for motorists from Guindy, Saidapet and Nungambakkam.

Tamil Nadu Housing Board (TNHB) is offering space in its new Chennai commercial complexes at ₹88–118 per sq ft, nearly 20% below private rental rates. EPFO and GST are among the first occupants.

TNHB sold its complexes in Chintamani, which housed the old market, and Anna Nagar to government bodies, including the Tamil Nadu Real Estate Regulatory Authority. Seven other complexes are in Ashoka Colony, KK Nagar, Mogappair, CIT Nagar, Arumbakkam, Ashok Nagar, Peters Colony and Besant Nagar. Metro connectivity and central locations have attracted government agencies seeking space. At CIT Nagar, one block is occupied by GST and EPFO has rented multiple floors.
