Anna Salai, Chennai

About

Anna Salai is central Chennai’s long commercial spine, running from the city centre towards Saidapet. At the LIC end, offices, shops, hospitals and colleges sit close together. For homebuyers, its appeal lies in access to the centre; for businesses, it offers a prominent address on a road used by customers and commuters across the city.

Getting around and living nearby

LIC Metro station is within about 1 km of central Anna Salai. Chennai Metro Rail also serves the road at Government Estate and Thousand Lights, with trains towards the airport and northern Chennai. Chennai Egmore railway station is about 2 km away, while the airport is about 20 km by road. Together, these connections give tenants working in central Chennai a practical alternative to driving every day.

Daily facilities are close to the business district. Express Avenue Mall is about 1 km away, as are the Tamil Nadu Government Multi Super Speciality Hospital and Quaid-E-Millath College for Women. Wesley Higher Secondary School and the University of Madras’s Chepauk campus are about 2 km away. The area suits households whose routines revolve around offices, colleges and hospitals, although its main road carries the activity and traffic typical of a city-centre thoroughfare.

The differences between stretches of Anna Salai matter. The LIC and Express Estate area is close to Egmore, Royapettah and Thousand Lights. Farther south, the Teynampet–Saidapet stretch has a different immediate neighbourhood and is affected by elevated-corridor construction. The New Indian Express reported in October 2026 that work above Teynampet and Nandanam Metro stations was set to resume after a hold-up. The Hindu reported in October 2026 that Metro and flyover works were causing congestion around Teynampet and Saidapet. At the central end, DT Next reported in October 2026 that blocked footpaths at the GP Road–Anna Salai junction were among the pedestrian-access problems prompting discussions about civic maintenance.

Property and asking prices

Anna Salai’s local listings are largely commercial, with office spaces and shops or showrooms making up the properties recorded there. Asking prices on PropertyWala put office rent at about ₹49 per sq ft, against about ₹59 per sq ft across Chennai, for the period from the first quarter of 2025 to the second quarter of 2026.1 At those rates, a central address does not automatically mean higher office rent than the city average. The address, building and particular stretch still shape what a business is offered.

The Anna Salai rental search includes substantial office spaces in adjacent Thousand Lights, Mount Road and Egmore, as well as in the named locality. The sale search likewise spans commercial property on Mount Road and apartments in neighbouring residential pockets. The listings reflect the market: buyers seeking a flat on this corridor have fewer options than those seeking workspace, while nearby streets widen the housing search.

Recent development reinforces the area’s commercial character. Mint reported in September 2025 that Arihant Foundations was building a headquarters for Equitas Small Finance Bank beside Little Mount Metro station on Anna Salai. The site is on the southern part of the road, well away from the LIC end. Across central Chennai, Trade Brains reported in September 2026 that established neighbourhoods including Anna Salai face limited new housing supply and that redevelopment is being proposed to add homes. Residential buyers are therefore more likely to find a suitable building and street within the centre than a broad choice of new developments on Anna Salai itself.

The surrounding housing market

Egmore is the clearest nearby alternative for families seeking an apartment while retaining access to Anna Salai. DLF Commanders Court there offers 3 and 4 BHK apartments. Its location also puts Egmore station, schools and healthcare close at hand. Marshalls Road is another adjacent address to include in a central-Chennai flat search.

Thousand Lights and Mount Road keep the search close to the Anna Salai office corridor. Royapettah extends it towards the streets around Express Avenue. These are neighbouring addresses, not interchangeable parts of one locality: a flat off the arterial road offers a different setting from an office or shop facing it.

Who the address fits

Anna Salai suits office occupiers and retailers who need a central, recognisable address, as well as tenants whose work or studies make the Metro and nearby institutions part of everyday life. Households buying for long-term occupation get access to much of central Chennai, but listings in Anna Salai’s named locality are dominated by commercial property. Families seeking a wider choice of apartments have more to consider in Egmore and the surrounding residential streets. The colleges, rail and Metro connections are particularly useful for students.

For investors, the key distinction is between a commercial address serving the central business district and a residential purchase in one of the adjoining neighbourhoods. They attract different occupants and offer different types of buildings. The southern stretch also faces disruption from corridor works, while the LIC end puts more of central Chennai’s offices and institutions close by.

PropertyWala’s verdict

Anna Salai is best suited to businesses and people who want central-Chennai work, study and Metro access at the centre of daily life. Buyers seeking a broad choice of family flats will find more options in adjoining residential pockets, especially Egmore, while those looking for a quiet street away from arterial traffic will find it off the main road.

Chennai Flood Vulnerability Falls as Monsoon Preparations Intensify

The Hindu · · Infrastructure

Chennai reports 219 flood-vulnerable locations for the 2026 monsoon as civic authorities accelerate desilting and drainage works amid concerns over capacity and urbanisation.

Key facts

The India Meteorological Department forecast normal Northeast monsoon rainfall, with a strong El Niño likely to intensify it later in 2026. Greater Chennai Corporation (GCC) flood-vulnerable locations fell from nearly 800 in 2015 to 389 in 2023 and 219 for the 2026 monsoon; officials review the list using field assessments, rainfall patterns and completed mitigation works. Micro-level stormwater-drain works are 95% complete, but capacity constraints remain along the Buckingham Canal, Adyar and Sholinganallur. GCC is coordinating with the Railways and Chennai Metro Rail Limited; temporary pumping facilities are in place. Central Chennai works are 52% complete; western-region works, 56%. Five drinking-water reservoirs hold 4.5 TMC of 11.7 TMC capacity. Residents and councillors cite delayed desilting, including at Kodungaiyur Canal. Previously inundated areas include Medavakkam, Chitlapakkam, Hasthinapuram, Kadaperi, Ambedkar Road, Jothi Nagar and Sunnambu Kolathur. Officials and experts cite urbanisation, encroachments, blocked waterways and silting as flood risks, and call for wetland protection, redesigned drains, desilting and flood-plain zoning.

CMRL Clears Work on Chennai’s Teynampet-Saidapet Elevated Corridor

New Indian Express · · Infrastructure

CMRL has cleared construction above Teynampet and Nandanam Metro stations, allowing work on the ₹621-crore, 3.2-km corridor to resume ahead of a March 2027 deadline.

Key facts

CMRL has allowed the State Highways Department to resume the 3.2-km, four-lane Teynampet-Saidapet elevated corridor above Teynampet and Nandanam Metro stations. The ₹621-crore project is expected to be ready by March 2027. About 2.4 km runs above the metro tunnel, including 460 metres over the stations; another 655 metres is along the non-metro stretch, excluding entry and exit ramps.

Deck slabs are complete along 2.3 km, and 50 of 69 piers have been erected. Portal frames will support the deck across 300 metres above the stations, spaced 15 metres apart; installation will take at least three to four months. The stations lie 14–15 metres below Anna Salai, while foundations were drilled to just 7 metres to avoid disturbing the tunnel. A Japanese consultant reviewed the design and recommended modifications; no major flaws were found. Labour shortages have been resolved, but work is limited to six hours daily. Traffic diversions are the only remaining approval required.

Chennai Plans Civic Maintenance of Anna Salai Footpaths and Drains

DT Next · · Infrastructure

The State Highways Department is discussing a pilot handover of footpaths and stormwater drains on Anna Salai and parts of GST Road to the Greater Chennai Corporation.

Key facts

The State Highways Department is discussing a pilot handover to the Greater Chennai Corporation (GCC) of footpaths and stormwater drains along a 12-km stretch of Anna Salai and parts of Grand Southern Trunk (GST) Road up to the airport, excluding the Teynampet–Saidapet flyover section. The stretch runs from Quaid-e-Millath Bridge in Park Town to the airport. GCC would maintain footpaths and clear drains, while the department would maintain main carriageways. The Chennai Unified Metropolitan Transport Authority is identifying and finalising stretches; the department will issue a no-objection certificate before work begins. If the pilot succeeds, Poonamallee High Road, Jawaharlal Nehru Salai and other city highways may also be handed over. GCC Commissioner GS Sameeran said the corporation already manages solid waste and footpath enforcement. A Royapettah resident cited encroachments at GP Road and Anna Salai, blocked sections, missing paving and unstable paving blocks.

Chennai’s Government Farm Village Shrunk As Urban Neighbourhoods Expanded

Chennaionline · · Residential

Government Farm Village, established in Madras in 1865, once covered 300 acres; its land later became part of expanding Chennai neighbourhoods including T. Nagar and Nandanam.

Key facts

Farms and wet fields once covered areas south of Gemini Circle along Mount Road (Anna Salai), as well as Vellala Teynampet, Vanniyar and parts of Raja Annamalaipuram. The Long Tank of Mylapore supported cultivation; property names such as “Farmhouse” and “Field View” remain reminders of the landscape.

Governor Sir William Denison established Government Farm Village in 1865 across about 300 acres. William Rowntrie Robertson, trained at Cirencester Agricultural College in England, managed it for nearly two decades. About 139 acres grew crops and 36 acres held casuarina trees for construction firewood. The farm introduced agricultural methods, operated a school and sold seeds and tools.

The Madras Mail called it unproductive in 1897. By 1898, it was among India’s few operating government farms, but had shrunk to about 20 acres. Two other farms opened that year at Bellary, for cotton, and Koilpatti; both failed. The farm and school later moved to Coimbatore and developed into Tamil Nadu Agricultural University.

The former land hosted Teachers Training College, parts of T. Nagar in plans during the 1920s, and parts of Nandanam by the 1950s. Roads, homes, institutions and commercial buildings have replaced most farmland.
