About

Brindhavan Nagar is a residential pocket on Coimbatore’s Koundampalayam–Edayarpalayam side. For a buyer, its appeal lies in the possibility of finding an independent house within reach of schools, healthcare and the city’s northern neighbourhoods. For a tenant, the first question is more practical: whether a suitable home is available on the required streets and dates.

Check the name carefully when arranging viewings. Brindhavan Nagar near Koundampalayam is not the similarly named Brindavan Nagar near Neelikonampalayam and the airport. Confirm the address and route with the advertiser before assessing a property’s commute.

Getting around and everyday facilities

From the locality’s centre, the New Busstand is about 3 km away and Coimbatore North railway station about 5 km away. Coimbatore International Airport is roughly 17 km away by road. These are approximate distances, not journey times. The street entrance and traffic will matter more to a daily commuter.

Bethesda Hospital and a Medplus outlet are about 1 km away, while Karthik Clinic is about 2 km away. Avila Convent Matriculation Higher Secondary School is about 2 km away, Government College of Technology about 3 km and Tamil Nadu Agricultural University about 4 km. Bharathi Park is around 4 km away. These destinations are within reach for families and students, though school admissions and a student’s actual route should be checked separately.

Road access is particularly important here. The New Indian Express reported in September 2026 that pipeline work and unfinished service-road surfaces beneath the Saibaba Colony flyover were disrupting movement on Mettupalayam Road. Anyone who regularly travels through that corridor should test the journey at their usual commuting hour. Do not count on a metro connection: The Hindu reported in August 2026 that Coimbatore’s metro proposals had been returned by the Union government.

Coimbatore’s IT and industrial employers are spread across the city rather than concentrated near Brindhavan Nagar. Trade Brains, in September 2026, identified employment locations including TIDEL Park near Peelamedu and IT parks around Saravanampatti and Vilankurichi. Professionals working at one of those sites should compare door-to-door travel with homes closer to their workplace, rather than treating Brindhavan Nagar as an IT-park locality.

Homes and asking prices

The locality’s recorded sale mix is independent houses. Asking prices on PropertyWala put houses in Brindhavan Nagar at about ₹5,750 per sq ft over 2020 Q2 to 2026 Q3, against about ₹6,875 per sq ft for independent houses across Coimbatore over 2025 Q4 to 2026 Q3.1 The locality figure covers a much longer period than the city figure. Buyers should use the comparison as a guide and assess a particular house based on its condition, land component and street.

The sale search for Brindhavan Nagar and its surrounding areas includes houses and, when it extends to neighbouring localities, plots. The broader search is useful for buyers willing to move a few kilometres, but plots in neighbouring areas should not be mistaken for Brindhavan Nagar’s own housing mix.

For tenants, the rental search extends into neighbouring areas and does not, by itself, indicate the cost of renting a house in Brindhavan Nagar. Set a monthly budget before comparing streets, then confirm whether the quoted rent includes parking or maintenance and what deposit is required. Tenants seeking a house rather than a shop or office may need to search more broadly.

How house rates have moved

Coimbatore’s independent-house asking rate rose from about ₹4,406 per sq ft in 2021 to ₹6,302 per sq ft in 2025, a rise of about 43% over those years.1 Brindhavan Nagar’s separate annual record is too thin to establish a local trend. Applying the citywide rise to every house here would be misleading, particularly as plot size and the building’s age can make two independent houses very different purchases.

That distinction matters to investors as well as owner-occupiers. A city trend can provide context for a negotiation, but it cannot replace checks on comparable houses on nearby streets, the property’s documents and likely repair costs.

Projects and RERA checks

The Brindhavan Nagar project search does not show a named development in the locality at a ready or under-construction stage. Buyers seeking a project rather than an individual house will need to widen their search. The following are Coimbatore alternatives, not projects in Brindhavan Nagar:

  • Adissia Regal Arch, a residential-plot development by Adissia Developers in Neelambur, is marked completed in April 2026. Its project description gives the RERA number TNRERA/11/LO/0852/2026.
  • Jains Aashna, a 2 and 3 BHK apartment development in Vilankurichi, is under construction, with proposed possession in August 2030. It is recorded as registered under TNRERA/11/BLG/0351/2025.

Neither is a like-for-like substitute for a house in this locality. Before paying a booking amount for any project, check its registration, approved plans and stated completion date with the Tamil Nadu Real Estate Regulatory Authority. For an individual house, check the title, approvals, tax records, access and the building’s physical condition. A project’s construction label does not replace these checks.

Living here and who it suits

Brindhavan Nagar is worth considering for a family seeking an independent house with access to schools and healthcare, or for someone studying at an institution on this side of Coimbatore. It may also suit professionals whose regular workplace is in the city’s northern or central areas. The commute is less straightforward for those travelling to the airport side or eastern IT parks, so a trial journey is worthwhile.

There is not enough established resident-review feedback to give Brindhavan Nagar a neighbourhood-wide verdict. A street visit will be more useful than assuming every part feels alike. Walk the route to shops or a bus stop, check lighting and parking after dark, ask about water supply and drainage, and revisit at a busy hour to assess noise and traffic. Buyers should make these checks for the exact house; tenants should also ask current occupants about maintenance and power supply.

Other neighbourhoods to compare

Koundampalayam and Edayarpalayam are the most natural extensions of a search centred on Brindhavan Nagar. Compare individual streets and routes rather than assuming that adjacent localities offer the same journey or housing stock. Saibaba Colony is another option for those prioritising access towards the centre, while Bharathi Park is worth including if the search covers land as well as houses. Check asking terms afresh in each area. Results from a widened search do not represent one uniform local market.

PropertyWala’s view

Brindhavan Nagar is a house-led search area, not an obvious choice for comparing several apartment projects. Nearby schools, healthcare and access towards Coimbatore North make it worth viewing for families and some students and workers. However, buy or rent based on the exact street and property: confirm the address, make the actual commute and compare a house with other houses before relying on a locality-wide rate. Buyers looking for a new development and tenants seeking more choice should extend their search to neighbouring localities or Coimbatore more broadly.

Neelikonampalayam ROB extended to Coimbatore airport

The New Indian Express · · Infrastructure

Coimbatore's state highways department plans to extend the Neelikonampalayam railway overbridge to the airport, a 2 km flyover costing Rs 73.09 crore.

Key facts

The state highways department is extending the proposed Neelikonampalayam railway overbridge (ROB) at level crossing LC-5 up to Coimbatore International Airport to ease traffic on Trichy Road and reduce airport access time.

Previous plan: 1 km bridge. Revised plan: 2 km flyover beginning near Vasantha Mill Road and terminating near Brindavan Nagar.

ROB structure: two-lane (four-lane deemed not feasible).

Other projects: SIHS Colony ROB recently opened by Deputy Chief Minister Udhayanidhi Stalin; Thanneerpandal Road ROB under construction with renewed momentum.

Land acquisition: Phase one completed, phase two under way.

Project cost: Rs 73.09 crore (administrative sanction granted by state government).

Timeline: Works to commence once funds released.

Demand for extension: Residents, commuters, social activists and district road safety committee members have urged authorities to extend the ROB beyond the railway crossing to provide seamless airport link and reduce travel time for passengers and airport-bound vehicles.
