Latest benchmark transaction: Freshworks founder Girish Mathrubootham acquired residential property for ₹211 crore. Land pricing: ₹27 crore per ground including building (current), compared to ₹13 crore per ground three years ago and ₹15 crore in previous transactions. Drivers: limited availability of land parcels, rising demand from ultra-high-net-worth buyers. Residents include Lok Sabha MP Dayanidhi Maran, Sun TV Network chairman Kalanithi Maran, industrialists N Srinivasan and Venu Srinivasan. Crowne Plaza hotel redevelopment by Baashyaam Developers Pvt Ltd into high-end residential project with apartments expected at over ₹35,000 per sq ft, supporting area's appreciation. Market outlook: very few large land parcels available, strong affluent buyer demand expected to maintain Boat Club's status as Chennai's premier luxury housing destination.

Chennai’s luxury apartment market is concentrated in a small central ring, with prices of roughly ₹5 crore to ₹25 crore. Nungambakkam, Mount Road and Boat Club offer different price and land-share propositions; Boat Club and Poes Garden are described as the most prestigious addresses. The market has grown as senior corporate and promoter families favour serviced apartments and central land has become scarce. Chennai’s broader new supply historically ranged from ₹1 crore to ₹3 crore.

Brigade Icon on Mount Road has 200 homes on just over five acres, or around 40 homes per acre. Buyers are advised to check plot size and unit count, compare carpet area rather than super built-up area—particularly for homes above 3,000 sq ft—and verify RERA registration, handover dates, maintenance charges and approved neighbouring development.

Mount Road offers a central location and larger-plot amenities. Perumbakkam offers family homes at ₹1.25 crore; Brigade Morgan Heights is cited as a comparison. Central homes cost five to six times more per square foot, with fixed land supply supporting values but a small buyer pool and slower resale. Phase II tunnel from Panagal Park to Boat Club will run perpendicularly under Phase I tunnel at Nandanam. Nandanam locality will have two stations: one for Phase I (Corridor I, Wimco Nagar to Chennai Airport) and one for Phase II (Corridor 4, Poonamallee to Light House).

Tunnelling work expected to commence first week of December, spanning 1.9 km. Chennai Metro Rail received Commissioner of Railway Safety approval, mandatory for tunnelling under functional station and existing tunnel.

Depths: Phase I existing tunnel nearly 16.5 metres; Phase II tunnel nearly 29.8 metres (98 feet) from ground. Gap between Phase I tunnel floor and crown: 6.8 metres. At Panagal Park, TBM starts at 17.3 metres depth; reaches 29.8 metres by Nandanam.

TBM currently being lowered at Panagal Park station, launch expected in three weeks. Safety monitoring via Robotic Total Stations providing real-time data on structure, settlements and deformations.

Between Panagal Park and Boat Club, mostly clayey soil expected. At Nandanam station, TBM may encounter disintegrated clay stone due to deeper strata. Train speed reduction at station not yet determined; officials note train already enters station at lesser speed.

CMRL signed a contract with Jones Lang Lasalle Property Consultants India Pvt. Ltd. valued at ₹67 lakhs (excluding GST) for preparation of a Detailed Project Report (DPR) for Property Development at Alandur, Alapakkam Junction, Boat Club, Nandanam, and Wimco Nagar Depot across Phase 1 and Phase 2.

Property developments will be integrated with metro stations to generate non-fare revenue:

• Alapakkam PD linked to Phase 2 station via foot over bridge (FOB)
• Nandanam PD integrated with upcoming Phase 2 underground station
• Alandur PD integrated with Phase 1 and Phase 2 metro stations
• Wimco Nagar depot will have eight floors of property development above existing metro building

Final DPR will be available within 150 days from the letter of award.
