Sahakar Talkies, an iconic single-screen cinema at Amar Mahal junction in Tilak Nagar, Chembur, has been demolished. Superb Reality will construct an 11-floor commercial tower on the site, with one floor reserved for a cinema hall with 200 seats. Ground levelling is underway; construction to begin soon. Shilpin Tater, Superb Reality owner, confirmed the purchase from original owners on MHADA layout land. Manoj Daisaria, project architect, noted the redevelopment was pending for years due to multiple owners (11 or 17). The demolition follows 2025 widening of Amar Mahal junction which demolished 60 commercial structures. Tilak Nagar, Mumbai's first MHADA colony to be redeveloped, residents waited over 15 years for cinema redevelopment.

Shankar Chhaya Cooperative Housing Society in Tilak Nagar: 24 residents have waited 18 years for redevelopment promised under October 23, 2007 agreement requiring completion within three years of vacating.

Current status: 11 of 15 floors completed; no construction in past two years.

Resident Arvind Budhkar (age 74): vacated 325 sq ft flat in 2010, promised 550 sq ft replacement flat and monthly rent; neither received.

Pending dues per member: Rs20 lakh in rent, brokerage, transportation, and corpus fund.

Developer: Shruti Raj Enterprise (MD Chinnaiah E Gowda); failed to meet March 31 deadline.

Legal action: Maharashtra State Consumer Disputes Redressal Commission ruled in residents' favour, directing developer to deliver flats, pay compensation, and clear dues. Developer challenged at National Consumer Disputes Redressal Commission; case pending three years.

RERA deadline: December 25, 2025; residents refuse extension.

Resident circumstances: many living in rented accommodations; several members deceased.

The Municipal Corporation of Delhi (MCD) continued enforcement across all 12 zones, including controlled demolition of the building adjoining the one that collapsed in Satya Niketan on September 6. The collapse of a paying guest (PG) accommodation killed seven and injured at least five.

Between September 7 and 9, MCD surveyed 1,252 PG buildings: 39 needed minor repairs, nine major repairs and three were deemed dangerous; one dangerous building has been demolished.

From June 1 to September 9, MCD carried out 1,053 demolition actions, sealed 491 properties and issued 2,316 show-cause notices and 757 demolition notices. On September 9, it conducted 34 demolitions and 17 sealing operations. Actions included demolitions in Narela, South, Central, Keshavpuram, Shahdara (North), West and City-SP zones, and sealing four properties for misuse in Civil Lines, including Vardhman Mall.

Enforcement also took place in Laxmi Nagar, Jagatpuri, Pandav Nagar, Vishwas Nagar, Mukherjee Nagar, Jamia Nagar, Shaheen Bagh, Tilak Nagar, Karam Pura, Karol Bagh, Ramesh Nagar, Mansarovar Garden, Chandni Chowk, Nehru Vihar, Deep Enclave Part-II, Vikas Nagar, Prem Nagar, Kala Mahal, Jama Masjid and Sant Nagar A-1 Block Extension. Chief Minister Rekha Gupta directed citywide inspections, especially of PG accommodation and construction and height violations.

Sahakar Plaza, a single-screen cinema in Tilak Nagar, began operations in 1968 and closed after the Covid-19 pandemic, falling footfall and the rise of OTT platforms. Superb Realty acquired the property for ₹72 crore from eight families. Excavation has begun for a glass-facade commercial building spanning 1.5 lakh square feet across 11 floors. Basements will provide parking; the ground and first floors will have retail stores, the second floor food and beverage outlets, and floors three to eleven boutique offices for businesses, professionals and small and medium enterprises. The terrace will have a cafeteria. A 200-seat auditorium with a recording and editing studio is planned on the second floor. Rules require redevelopment of cinema-hall plots to provide an auditorium with 33% of the former licensed capacity or 150 seats, whichever is higher; Sahakar Plaza previously accommodated 600 people.
