About
Thiruninravur is a western Chennai suburb in Tiruvallur district, roughly 30 km from the city centre. For property seekers, its appeal lies in the choice of residential plots at asking rates well below the Chennai average, alongside a suburban railway station. The trade-off is that households may need to plan carefully for road travel, local services and the commute to work.
Connections and everyday needs
Tiruninravur suburban railway station is about 1 km from the locality centre. Chennai–Tiruvallur High Road (CTH Road) connects the area to Avadi and the city, while the road towards Tiruvallur serves travel further west. Rail is particularly relevant for those commuting into Chennai. Check the walk or onward ride to the station from the specific property, rather than assuming every address in Thiruninravur is close to it.
Road access also deserves scrutiny. The Hindu reported in June 2025 that residents had raised concerns about inadequate bus services, narrow roads and service lanes near a rail overbridge. The New Indian Express reported in August 2025 that an 18-km, four-lane Thiruninravur–Tiruvallur bypass was nearing completion. That report should not be taken as confirmation that the entire route is now open. More recently, DT Next reported in September 2026 that passengers were still seeking a pedestrian subway at the station, citing difficulties with the footbridge and its lift. The area has a railway station, but buyers and tenants should check how easily they can reach and use it.
Dasar High School is about 2 km from the locality centre and Jaya Engineering College about 3 km away. Smaller healthcare facilities appear to be close by, while The Hindu’s June 2025 report recorded residents’ concerns about the lack of a major hospital. Avadi’s market is about 5 km away. DLF IT Park is roughly 26 km away and Chennai International Airport roughly 27 km away, so neither is a short local trip. The Bhaktavatsala Perumal and Hridayaleeswarar temples are both about 1 km from the centre. These are approximate distances, not journey times.
Property choices and asking prices
The property mix is led by residential land, with independent houses making up a much smaller share of listings. There is also a small commercial element. Flats are not the defining choice here. The area is more relevant to someone hoping to build a home or willing to assess a plot and its approvals than to someone seeking a wide choice of apartments.
Asking prices on PropertyWala put residential land in Thiruninravur at about ₹1,854 per sq ft during 2025, against about ₹5,280 per sq ft across Chennai for the same property type and period. That places the locality roughly 65% below the city average. The land rate was also 24% higher than in the preceding year.1 These figures are useful starting points for a budget, but a plot’s road frontage, access, approval status and exact position within the area all matter when comparing options. The Thiruninravur sale search is a place to check the current range of property types on offer.
How rates have moved
The clearest recent comparison is for residential land: its 2025 asking rate was higher than the previous year’s rate. Apartment history is less useful for assessing the longer-term trend. Recorded apartment averages include about ₹2,761 per sq ft in 2017, ₹3,399 in 2020 and ₹4,046 in 2022, but annual apartment samples for the locality across that period are limited, with several years only partly represented.1 It would be unwise to read those changing averages as a steady rise or fall. Buyers comparing flats should focus instead on comparable homes available when they search.
Projects and checks before buying
VIP Housing Prime Estate, by VIP Housing Group, is a local project associated with residential plots and independent houses. Its construction stage is not specified in the project record, so it should not be treated as either a verified ready-to-move option or an under-construction one. On that basis, there is no supported comparison of ready-to-move and under-construction projects in Thiruninravur.
The project record also does not establish a Tamil Nadu RERA registration number. That is not a finding that the project is unregistered. Before paying a booking amount for any plot or house in a development, ask the seller for the applicable registration number and check it against the Tamil Nadu Real Estate Regulatory Authority’s registered-layout or registered-building records. Ask separately for the relevant layout approval, title documents and the status of roads and other promised facilities. For a completed house, inspect the building and establish which approvals apply to that particular property.
What residents say
Locality reviews written between 2013 and 2022 repeatedly mention schools, while some praise connectivity and roads. These comments point to the area’s established residential character, but should be read alongside the more recent, specific transport and infrastructure concerns reported by residents. Conditions can vary considerably between a property near the station and one reached by an interior road.
Who should consider it?
- Plot buyers and families planning a house may find the land-led property mix and nearby schools attractive. Check the everyday route to school, the station, shops and healthcare from the plot itself, as well as water supply and drainage.
- Working professionals whose commute suits the suburban railway, Avadi or western Chennai may find it practical. Those travelling regularly to a distant IT hub should try the door-to-door journey at working hours before committing.
- Students with a nearby college may value the location, but should check transport from the exact address and the availability of suitable accommodation.
- Tenants should prioritise the condition of the home and reliable access to transport and services, rather than assume that the locality’s plot-heavy sale market means a wide choice of rentals.
- Investors considering land should focus on title, approvals, access and intended holding costs. The recorded asking-rate change describes the past; it is not a basis for promising a return.
For another plot-oriented locality to compare, look at Veppampattu, particularly if access towards Tiruvallur matters. Avadi is also worth considering for someone looking to compare a location closer to more established shopping and services. Compare actual journeys and property documents, not just locality names.
PropertyWala's take
Thiruninravur makes the strongest case for buyers seeking residential land at a lower asking rate than Chennai’s overall land average, with suburban rail within reach. It is a less straightforward choice for someone who needs a wide selection of flats, a major hospital nearby or an easy cross-city commute. Visit the property and its approach roads, make the journey you expect to take regularly, and verify approvals before deciding.

Four-lane highway from Thiruninravur to Tiruvallur opens in September
The New Indian Express · · Infrastructure
An 18-km four-lane highway bypassing Thiruninravur and Tiruvallur will reduce Chennai-to-Tirupati travel time by 30 to 45 minutes when completed this September.
Key facts
Travel time from Chennai to Tirupati will drop by 30–45 minutes as the 18-km greenfield four-lane highway between Thiruninravur and Tiruvallur completes in September. The highway connects the Tiruvallur Bypass at Thirupachur with the Veppampattu Bypass at Thiruninravur, passing through Thaneerkulam, Thozhur, and Sevvapet. As of August 1, 15 km of 18 km is complete.
The new stretch is an access-controlled, fully fenced national highway with service roads on both sides. It allows traffic toward Tiruttani and Tirupati to bypass Tiruvallur town, Veppampattu areas, and the narrow two-lane Thiruninravur-Tiruvallur section. The 18-km project cost Rs 304 crore (begun 2022) and includes provisions for future six-lane expansion without additional land acquisition.
The entire 62-km stretch from Thiruninravur to Tirupati will be access-controlled four-lane with service roads. Simultaneously, the 44-km Tiruvallur to Tamil Nadu-Andhra border stretch launched last year at Rs 750 crore; 12% complete. The existing four-lane Chennai-Tirupati Highway runs 22 km from Padi-Korattur junction to Thiruninravur; the state highways department proposed widening it to six lanes but works remain stalled due to land acquisition issues.
Thiruninravur residents demand better connectivity infrastructure
thehindu · · Infrastructure
Thiruninravur suburb lacks adequate bus and rail services, hospitals, parking, and proper roads; residents demand better connectivity to nearby areas.
Key facts
Thiruninravur western suburb lacks major hospitals, hotels, and parking spaces. Residents report insufficient bus and rail services to this thickly populated area.
Infrastructure issues:
- Rail-overbridge replacing level crossing 12 is badly designed with narrow service lanes
- Chennai-Tiruvallur High Road (CTH) from Padi to Thiruninravur remains four lanes wide, shrinking further due to encroachments; widening is a four-decade-old promise
- National Highways Authority of India abandoned 20-km stretch due to land acquisition issues; State Highways took over but managing project poorly
- No underground sewage system; drinking water supply erratic and does not cover all houses
Transit gaps:
- No bus connectivity to Kilambakkam
- No buses to Tirupati or Tiruvallur despite Chennai-Tirupati Highway designation
- Railway station is primary transit point for farmers in surrounding villages (Pakkan) and residents of 20 areas
- Railway police station absent; theft complaints require travel to Tiruvallur
Area background:
- Home to steel rolling mill ISRM (also called Thinnanur); now has large steel yard
- Contains Sri Bhakthavatsala Perumal temple, one of 108 divya desams
- Businesses include Easan Engineering
Tiruninravur Passengers Renew Demand for Pedestrian Subway
DT Next · · Infrastructure
The Tiruninravur Railway Passengers Welfare Association seeks a permanent subway after the replacement footbridge and frequently broken lift failed to resolve unsafe crossings.
Key facts
- The Tiruninravur Railway Passengers Welfare Association renewed its demand for a pedestrian subway at the site of a foot overbridge that was more than 60 years old and removed. A replacement bridge has not resolved crossing problems, and passengers say the lift frequently breaks down.
- The association wants a permanent, 3-metre-wide subway linking the railway platforms and the southern and northern sides of CTH Road and Tiruninravur.
- The demand dates to 2015, when the association and Tiruninravur Traders’ Association staged a protest and hunger strike. A pathway and foot overbridge were provided afterward.
- Other requests include restoring the MGR Chennai Central–Tiruninravur EMU service, which operated from 1995 to 2007 before its origin shifted to Tiruvallur; direct rail connectivity to Tambaram; extending the Arakkonam–Salem Express to Avadi with stops at Tiruninravur and Tiruvallur; and improved third-platform facilities, more CCTV cameras, an outpost, shelters and seating.
Tamil Nadu Announces Coastal Road, Ferry and Statewide Highway Projects
DT Next · · Infrastructure
Tamil Nadu proposed a Chennai–Puducherry elevated coastal road and ferry, an industrial corridor, and multiple road upgrades with allocations totalling billions of rupees.
Key facts
Tamil Nadu proposed a phased elevated road from Chennai through Mamallapuram to Puducherry to cut coastal travel times, plus a passenger boat service on the route with the Union government and Puducherry administration. The feasibility study was sanctioned in 2025-26; further studies and technical work will be expedited.
A Chennai–Coimbatore–Thoothukudi industrial corridor would use expressways to connect economic centres with national and state highways. The state will seek faster work on the eight-lane Chennai–Kanniyakumari road and plans elevated roads from Perungalathur to Chengalpattu and from Lighthouse to Thiru Vi Ka Bridge via Santhome and RA Puram, and from Padi to Thiruninravur. Other works include improving Chennai entry points at ECR, Poonamallee and Madhavaram; the Vysarpadi ROB and Basin Bridge; and the Cooum bridge at Koyambedu.
Allocations include ₹280 crore for Pallavaram–Thoraipakkam Radial Road upgrades; ₹120 crore for Anna Salai, Jawaharlal Nehru Salai and EVR Periyar Salai; ₹500 crore for the AI-enabled Safe Roads Project; ₹250 crore for road maintenance; ₹2,550 crore for 2,000 rural roads; and ₹1,000 crore for 500 bus-route roads in seven corporations. Around 18,000 accident-prone state-highway locations were identified; 25 hospitals and primary health centres will receive emergency-care upgrades under CARE. Tamil Nadu Highways Vision 2036 is planned.
