Tansi Nagar Residents Protest Culvert Encroachments and Flooding Risks

Residents of Tansi Nagar protested encroachments and a planned pond near Velachery’s six-vent culvert, warning that obstructions could worsen flooding.

Tansi Nagar Residents’ Welfare Association members hoisted black flags atop around 120 houses on Sunday, demanding removal of encroachments along Velachery’s six-vent culvert. They said government bodies and private individuals had obstructed rainwater flow. In March 2025, the Madras High Court ordered a thorough survey and removal of alleged encroachments within 12 weeks.

Residents warned that a pond being created beside the culvert for flood mitigation, and its bund, could block natural water flow. They said debris left after some private encroachments were removed in 2018 had been used to build the bund. General Secretary M Balakrishnan said the Sholinganallur Tahsildar issued removal notices but took no action; the Velachery Tahsildar had identified encroachments related to compound walls built for two private apartments but issued no notices. Residents urged the Greater Chennai Corporation to halt the nearby eco-park project and clear encroachments. Tansi Nagar receives surplus water from Kallukuttai Lake and surrounding runoff before it reaches the culvert through a canal.

Chennai Property Tax Reassessment Faces Backlash Over Sharp Increases

Residents and councillors criticised Chennai Corporation’s reassessment for steep increases, limited notice and transparency; the drive covers three lakh properties and is expected to raise ₹83 crore annually.

Key facts

The Greater Chennai Corporation (GCC) said reassessments, first undertaken in 2018 and substantially revised in 2022 before collection was paused, are now being implemented. Assessments use GIS, satellite imagery, government databases and owners’ self-declared areas; owners can request remeasurement and reconsideration through RDCs. The GCC issued notices to three lakh assessees and expects ₹83 crore in additional annual revenue from under-assessed properties.

Residents reported increases from ₹295 to ₹3,255; ₹895 to ₹1,835; ₹6,500 per half-year to over ₹31,000; and ₹900 to ₹3,300. Residents and councillors questioned the lack of explanations, prior consultation, manual verification and an objections portal, and cited inconsistent notices within apartment complexes. The reassessment initially targeted commercial buildings, then about 6,000 homes; the taxation committee said it had not been informed residential properties were included. It will seek a portal and greater transparency at its August 23 or 24 meeting. The GCC faces a ₹2,000 crore liability and a fund crunch.
