The Land Fraud Investigation Wing arrested four persons for attempting to grab a property in Madipakkam with forged documents. N. Sundar, 68, of Thousand Lights bought the 2,840-sq.ft land at Sadasivam Nagar and registered it in his name. M. Rani, 65, of T. Nagar forged documents to make it appear she was the title holder, prepared a settlement deed in favour of her son Rameshkumar, 40. A sale deed was then executed in the name of S. Selvanagarajan, 57, of Kandanchavadi. Police arrested Rani, Rameshkumar, Selvanagarajan, and Sankar, 36, of Thoraipakkam.

The Pallavaram-Thoraipakkam Radial Road (200 Feet Radial Road) connects GST Road at Pallavaram to Rajiv Gandhi Salai (OMR) at Thoraipakkam, linking Velachery, Pallikaranai, Madipakkam, Kilkattalai. Carries 1.25 lakh vehicles daily.

2 km section through Pallikaranai marshland will be replaced with six-lane elevated bridge. Estimated civil construction cost: ₹450 crore. Current road embankment blocks floodwater flow; bridge will ease annual flooding in Ram Nagar, Velachery, Madipakkam. Detailed Project Report being finalised.

Recent investments: KLA Tencor Software India (US-based semiconductor equipment company) purchased 12 acres for ₹1,020 crore for Global Capability Centre; linked to KLA's ₹13,510 crore R&D hub and innovation centre agreement.

Existing major commercial developments: Embassy Splendid TechZone IT park; CapitaLand's ITPC Radial Road (ITPC Pallavaram).

Property prices (5-year increases): Velachery ₹11,500/sq ft apartment (land ₹7,100–₹18,850/sq ft), +54%. Pallikaranai ₹7,900/sq ft apartment (land ₹4,150–₹7,500/sq ft), +46.3%. Madipakkam ₹8,750/sq ft apartment (land ₹8,550–₹13,100/sq ft), +52.2%.

A 2-km elevated bridge will replace part of Pallavaram-Thoraipakkam Radial Road from Chennai One to Kamakshi Hospital junction. The bridge will be six lanes with 200-metre spans and 2.5-metre diameter piers. Seven hectares of Pallikaranai marshland will be restored where the road currently exists. The project cost is ₹450 crore with a two-year construction timeline; no land acquisition is needed. The road currently carries approximately 1.25 lakh vehicles daily and connects Rajiv Gandhi Salai with Velachery, Pallikaranai, Madipakkam, Kilkattalai and GST Road. Removing the road will benefit flood-prone areas including Ram Nagar, Velachery and Madipakkam. Currently only 90 metres of the 2,100-metre road has culverts; the marshland requires 15,000 cusecs of water flow to Okkiyam Maduvu. The detailed project report is in final stages.

Knight Frank India report shows Chennai's residential market steady in H1 2026: housing sales rose 3% to 9,198 units, developers launched 9,588 units, average price across city rose 5% to ₹7,555/sqft.

Perambur recorded sharpest rise with prices climbing 35% to ₹10,563-₹11,158/sqft, driven by metro connectivity and infrastructure improvements. Perumbakkam followed with 20% increase aided by proximity to OMR IT corridor and upcoming metro phase-2. Mogappair registered 13% rise supported by established social infrastructure.

Other developing areas: Sembium near Perambur, Madambakkam, Medvakkam, Selaiyur, Nolambur, Valasaravakkam; mostly gated communities coming up. Data centres, IT companies and manufacturing industries moving to fringes, especially west; prices start at ₹1.5 crore.

Home price segments: ₹50 lakh-₹1 crore accounted for 47% of sales (largest segment); ₹1-₹2 crore share rose from 23% to 27%; ₹2-₹5 crore segment increased from 8% to 12%. Affordable housing (below ₹50 lakh) dropped from 22% to 12% of sales.

Greater Chennai Corporation’s FY 2026-27 climate budget allocates ₹1,341 crore for more than 240 km of stormwater drains, prioritising flood-vulnerable wards in T. Nagar, Mylapore, Velachery and Adyar. A pilot sponge park at Mathur MMDA Colony is designed to hold 12 lakh litres and is scheduled for completion before the 2026 monsoon (October-November). Road-cut permissions for monsoon works were extended to 15 October 2025.

The 2015 floods caused 421 deaths between 28 October and 31 December; Cyclone Michaung brought 49 cm of rain in four days in 2023. Flood-prone areas include Velachery, Madipakkam, Adambakkam, OMR Phase 2 (5-12 metres above sea level), Kazhipattur, Sholinganallur, Tondiarpet, Royapuram and Tiruvottiyur. Pallavaram airport zone is above 12 metres.

Ground-floor units below 6 metres may carry 8-15% resale discounts; elevated projects above 8 metres with raised plinths are described as lower risk. TNRERA requires flood-zone classification disclosure in sanctioned plans; buyers should verify it against CMDA maps. Elevation certification is voluntary and typically costs developers ₹50,000-₹1.5 lakh.
