• Raj Nagar Extension, Siddharth Vihar, Duhai and nearby Delhi-Meerut route micro-markets in NCR are seeing renewed interest from developers, investors and homebuyers.
• The Delhi-Meerut RRTS, India’s first semi-high-speed regional rail system, has cut travel time between Meerut and central Delhi to around one hour.
• From Duhai and Raj Nagar, travel to central Delhi is about 30-40 minutes.
• Connectivity is also supported by the Delhi-Meerut Expressway, Eastern Peripheral Expressway, NH-9 and upcoming rapid urban infrastructure projects.
• New residential launches in prime NCR micro-markets such as Gurugram and central Noida have crossed ₹15,000-₹16,000 per sq ft.

UP Housing Board offering festive-season rebate of up to 15% on plots and residential units in Siddharth Vihar township till March 31. Township spans 635 acres, 30% developed. Located along Delhi-Meerut Expressway, 5 minute drive from Ghaziabad rapid rail and Shaheed Sthal metro stations.

Last year board hiked plot rates by Rs 6,180 per sq m from Rs 58,820 per sq m. Currently, 100 sq m plot costs around Rs 65 lakh.

For flats: 15% rebate on payments made within 60 days of booking; 10% rebate on payments made between 61-90 days.

• Prestige Estates Projects Ltd will invest around Rs 7,000 crore to develop a township in Ghaziabad.
• In March, the company acquired 62.5 acres at Siddharth Vihar, Indirapuram Extension, Ghaziabad for the project.
• The township project, named Prestige City, is expected to launch this quarter after approvals.
• Prestige said it bought the land parcel for more than Rs 450 crore.
• Planned development: 10 million square feet of residential space, plus some retail and education components.
• Estimated project cost: Rs 6,000-7,000 crore.
• The company said construction will be funded through customer collections from sales bookings.
• Target segment: end users, with 2, 3 and 4 bedroom apartments.

• Prestige has also acquired three land parcels in Delhi, Noida and Siddharth Vihar, Ghaziabad for its Delhi-NCR housing entry.

Max Estates said in a September 23 regulatory filing that it plans to enter Ghaziabad through a joint development agreement for 9.76 acres in Indirapuram. The project has 1.5 million sq ft of development potential and an estimated gross development value of ₹2,500–3,000 crore.

Prestige Estates Projects acquired 62.5 acres in Indirapuram Extension in March 2024 for more than ₹450 crore, with plans for 10 million sq ft of residential space. Gaurs Group has also announced projects in the city.

Gulshan Group and Ourika Estates plan to invest ₹750 crore in their first phase across land parcels in Ghaziabad and Lucknow. The Ghaziabad parcel is about 8,750 sq m in Madhuban Bapudham. Gulshan Empire, in Sector 1, Wave City, spans 5.5 acres, involves about ₹1,000 crore investment and has 500 apartments across six towers. First-phase 3-BHK homes start at ₹2.20 crore and 4-BHK homes at ₹3 crore; expected sales exceed ₹1,200 crore.

Cosmos Corner in Siddharth Vihar is a ₹1,200-crore, 5.6-acre project with about 831 units across 40 floors, starting at ₹1.5 crore. Cosmos REIT acquired it for ₹336 crore through a Uttar Pradesh Awas Vikas Parishad auction. Expressway, RRTS and Metro connectivity and end-user demand are supporting the premium housing shift.
