Developers Target Ghaziabad With Premium Housing Projects

Max Estates plans a 1.5-million-sq-ft Ghaziabad project, while other developers launch or plan premium homes along the Delhi–Meerut Expressway corridor.
Key facts
Max Estates said in a September 23 regulatory filing that it plans to enter Ghaziabad through a joint development agreement for 9.76 acres in Indirapuram. The project has 1.5 million sq ft of development potential and an estimated gross development value of ₹2,500–3,000 crore.
Prestige Estates Projects acquired 62.5 acres in Indirapuram Extension in March 2024 for more than ₹450 crore, with plans for 10 million sq ft of residential space. Gaurs Group has also announced projects in the city.
Gulshan Group and Ourika Estates plan to invest ₹750 crore in their first phase across land parcels in Ghaziabad and Lucknow. The Ghaziabad parcel is about 8,750 sq m in Madhuban Bapudham. Gulshan Empire, in Sector 1, Wave City, spans 5.5 acres, involves about ₹1,000 crore investment and has 500 apartments across six towers. First-phase 3-BHK homes start at ₹2.20 crore and 4-BHK homes at ₹3 crore; expected sales exceed ₹1,200 crore.
Cosmos Corner in Siddharth Vihar is a ₹1,200-crore, 5.6-acre project with about 831 units across 40 floors, starting at ₹1.5 crore. Cosmos REIT acquired it for ₹336 crore through a Uttar Pradesh Awas Vikas Parishad auction. Expressway, RRTS and Metro connectivity and end-user demand are supporting the premium housing shift.
