GMADA auction of a mixed land use plot in Sector 62 fetched ₹1,742 crore. Latest auction batch sold 27 properties generating ₹5,391 crore, approximately 72% higher than the January-March sale value. Reserve value was almost twice the previous level.

Greater Mohali Area Development Authority (GMADA) failed to sell a 6.30-acre commercial site in Sector 62 for the second time in its March 12-22 e-auction. The land has been encroached upon and blocked by Qaumi Insaaf Morcha protesters since January 7, 2023. Participation fee was ₹5 crore; reserve price ₹384.48 crore. No bidders placed offers.

In contrast, a neighboring 6.64-acre Sector 62 site sold in September 2024 for ₹527.11 crore to Phoenix Group subsidiary Casper Realty Private Limited, well above its ₹290.40 crore reserve price, marking one of GMADA's highest-ever commercial bids.

In the March e-auction across 453 sites (406 residential plots, 19 SCOs, 13 booths, 8 mixed-use, 3 commercial, 2 institutional, 2 hotel), GMADA earned ₹1,986.82 crore from 368 property sales. Eighty-five sites found no takers: all hotel, booth and school sites, plus 5 mixed-use, 2 commercial, 16 SCOs, 45 residential plots. School sites in Sector 80 (2.75 acres, ₹37.25 crore reserve) and New Chandigarh Sector 11 (1.42 acres, ₹18.62 crore reserve) failed for the third consecutive auction. Two Sector 66-Beta IT city hotel sites (₹78.93 crore and ₹99.53 crore reserves) also went unsold for the third time.

Aerocity mixed-use sites sold: 18,223 sq mtrs to Gaurav Infra LLP for ₹264.69 crore; 14,059 sq mtrs to Springstone Developers LLP for ₹189.36 crore; 13,766.74 sq mtrs to Krishna Infra Projects for ₹188.14 crore. MGR Trading Company secured a Sector 68 commercial site for ₹83 crore.

The Enforcement Directorate (ED) widened its scrutiny of GMADA planning decisions after alleging that reserve-price manipulation of unsold land could have caused a potential loss of nearly ₹10,000 crore to GMADA and the Punjab government; its note did not establish that the full loss occurred. A three-day raid at GMADA headquarters concluded Thursday.

The ED is examining GMADA’s January 2026 conversion of large commercial parcels in Sector 62 to mixed land use (MLU). A 27.78-acre parcel was auctioned in August for ₹1,742.31 crore. The change permits residential, retail, office and allied uses. In an e-auction, 27 of 36 properties fetched ₹5,391 crore against a combined ₹3,872-crore reserve price; officials said the change followed repeated failure to attract buyers for the commercial parcel.

GMADA also amended its Master Plan 2031 in January 2026, changing a 30-acre New Chandigarh parcel adjoining Eco City-1 from a truck/transport terminal to MLU, with a ₹1,311.18-crore reserve price.

The probe covers proposed land-use changes in 78 Kurali-area villages, including proposed green zones replacing some residential and industrial designations; objections have been filed. ED is also examining delays to Aerotropolis and Eco City-2 and 3. Aerotropolis received an LOI nearly five years ago, but work has not begun; substantial development on Eco City-2 and 3 is also awaited. No wrongdoing has been established.

Under GMADA's 2009 master plan, two sites were earmarked for green lung development: one in Sector 62 (completed) and one in Sector 97 (ongoing). The Sector 97 urban forest was planned across approximately 120 acres with dense plantations, biodiversity zones and recreational facilities as an ecological buffer for rapidly urbanising sectors along the Mohali airport road belt. GMADA has acquired 28 acres since 2015; the remaining area is yet to be acquired. The green belt was designed to complement Sector 87's commercial development, following Chandigarh's model of balancing commercial activity with green spaces, inspired by Sector 17 with its adjacent Zakir Hussain Rose Garden and Shanti Kunj. Residents question priorities and timelines. GMADA has faced judicial scrutiny: in February 2026, the Punjab and Haryana High Court sought GMADA's response on allegations of felling approximately 900 trees in Sector 69 for a residential project. The court also intervened in a proposal to cut over 250 trees for road widening and roundabouts in different sectors. Officials maintain that the Sector 97 green belt will follow the Sector 87 acquisition process now moving forward.
