The property remained occupied continuously due to Sector 52's proximity to Delhi Metro and Noida Metro. After five years, he received a Rs 42 lakh offer, representing 61.5% appreciation (Rs 16 lakh gain), but declined to sell. He stated he became emotionally attached despite initial "no emotional baggage" approach. Other Noida property owners commented: one owns a similar 1BHK under Rs 35 lakh generating Rs 16,000 monthly rent for six years; another reported a 3BHK in Sector 76 bought for Rs 78 lakh now valued over Rs 2.5 crore. Users noted small flats at decent locations generate 5-6% rental income plus 10-12% annual capital appreciation.

The AC skywalk connecting Noida Sector 51 and Sector 52 metro stations was scheduled to open August 16 but has been delayed due to technical work, according to Noida Authority sources.

• A fire broke out at 7.19 am Friday in flat 1204, B2 tower, Ivy County, Sector 75, Noida. Firefighters arrived at 7.27 am and extinguished it in nearly two hours using six fire tenders; the society’s firefighting system was working. About 15 firefighters entered the building. The flat was gutted, and an adjacent flat and some flats above were damaged. The husband, wife and their two children were rescued uninjured. An initial probe identified an air-conditioner short circuit as the cause.
• Gautam Budh Nagar has more than 5,000 high-rises; its tallest hydraulic platform is 42 metres and reaches the 14th floor. Fire officials said high-rise firefighting systems had recently been inspected; data were being compiled before notices and action against non-functional systems.
• At 7.45 am, another fire alert came from a five-storey complex in Sector 52. Fifteen tenders responded; all 15 people, including occupants of a second-floor paying guest accommodation, were rescued. The fire, caused initially by a refrigerator compressor blast at a ground-floor restaurant, was extinguished within two hours; no injuries were reported.

Around 7 am on Friday, a fire broke out in flats 1203 and 1204 on the 12th floor of the 28-storey Ivy County building in Sector 75, Noida. A family—a husband, wife and their children—was rescued, and residents evacuated by staircases; occupants of neighbouring flats were also moved to safety. Six fire tenders and a hydraulic platform were deployed, and firefighters doused the blaze. The cause was possibly an air-conditioner short circuit or a fire originating in the puja room. No one was injured or killed. Uttar Pradesh Chief Minister Yogi Adityanath directed officials to expedite rescue and relief, provide medical assistance if needed, and continuously monitor operations.

A second fire, caused by a freezer short circuit at a ground-floor restaurant in a commercial complex near Shatabdi Vihar in Sector 52, led to the evacuation of 15 people. The building’s upper floors have a PG facility. Firefighters controlled the blaze; no injuries or deaths were reported.

A permanent skywalk linking Sector 51 (Aqua Line) and Sector 52 (Blue Line) metro stations in Noida has been given a new completion date. Passengers currently walk 400 metres in the open to switch between lines. A temporary covered walkway previously eased this commute but is no longer in place.
