Homebuyers in Noida’s Jaypee Wish Town complained of delayed possession, construction defects and incomplete lifts, fire-safety systems, water and sewage infrastructure, clubhouses, roads, sewage treatment plants, lighting and landscaping. They met Noida Authority officials and questioned implementation of the NCLT-approved resolution plan from March 2023, alleging Suraksha Group failed to deploy the required 12,000 workers. Anirudh Gupta said he booked a flat 14 years ago, paid 95% of its price in 2012 and still awaited possession. Sudhir Gupta said he had invested nearly ₹80 lakh towards a ₹1.1 crore flat, with delivery uncertain.

A five-member Uttar Pradesh government committee will examine compliance with approved plans and use of homebuyer funds. Noida Authority OSD Santosh Kumar said officials would inspect tower by tower.

Suraksha Group said 84 of 159 towers, covering 7,913 units, were complete. OCs were obtained for 42 towers with 4,213 flats; applications for 28 towers with 2,385 flats were submitted. Work on 15 of 22 clubhouses was at an advanced stage.

Saya Group said Saya Piazza, its high-street mall at Jaypee Greens, Sector 131, Noida Expressway, has received an Occupancy Certificate and is ready for handover. Construction followed the sanctioned layout and approved architectural plans; environmental, fire and electrical requirements have been met, and water, electricity and sewage services are functional. Retail and food-and-beverage brands are finalising or beginning fit-outs, and the mall is preparing to open.

The 2-lakh-sq.-ft. mall has 360 feet of frontage opposite Jaypee Golf Course and serves the 1,250-acre Jaypee Wishtown township. It includes 1.5 lakh sq. ft. of retail space with nearly 350 shops and more than 50,000 sq. ft. for dining, food courts and entertainment. Saya Group said it will host more than 100 international apparel brands, clubs, restaurants and lifestyle services. Managing Director Vikas Bhasin said the project combines retail, food and entertainment.

It is positioned as the first organised retail, dining and lifestyle destination for the 1,250-acre Jaypee Wishtown township. More than 50,000 sq. ft. is allocated to dining, food courts and entertainment, while 1.5 lakh sq. ft. of retail space includes nearly 350 shops. The mall is planned to host 100+ international apparel brands, premium clubs, fine-dining restaurants and lifestyle services. Several retail and food-and-beverage brands are finalising or commencing fit-outs.

Saya Group has a portfolio of over 4.99 lakh sq. m. of residential space and says it has served 4,000+ families and investors. Its commercial projects include Saya Piazza and Saya SouthX in Greater Noida West; an OC has been obtained for Saya Piazza and is being applied for at Saya SouthX.

At least 15 companies submitted proposals to construct two new underpasses on the Noida Expressway. The civil department will select a successful bidder within two months.

Sultanpur underpass:

• Location: near Jaypee Wishtown in Sector 128
• Serves: Wish Town, Sultanpur, Sectors 128, 129, 105, 108
• Length: 700 metres
• Cost: ₹80 crore
• Project deadline: 18 months from contract award

Jhatta village underpass:

• Serves: commuters from Sectors 145, 146 to Sectors 155, 159 and Greater Noida
• Serves: multiple IT firms including Tata Consultancy Services campus and business parks
• Length: 700 metres
• Cost: ₹100 crore
• Deadline: 18 months

Both will use diaphragm wall technology requiring traffic diversions during construction. Currently, four small underpasses exist at Sector 97, Sultanpur, Advant, and Jhatta village, plus five large underpasses at Hajipur, Sector 96, Panchsheel Inter College, Advant building, and Sector 148 along the expressway. At least 100,000 people live in Sectors 128, 129, 130, which host IT firms, schools, academic institutions, and hospitals.

Suraksha Group obtained revalidation of UP-Rera registration for seven incomplete Jaypee Infratech Limited projects after taking over the debt-ridden company in June 2024.

Revalidated projects: Jaypee Greens Klassic-D, Jaypee Greens Kosmos-A (Phase II), Jaypee Greens Kosmos-C, Jaypee Greens Kensignton Boulevard Apartments, Jaypee Greens Kasa Isles, Jaypee Greens Krescent Homes, and Pebble Court.

Total units: 10,082 across seven projects. Scheduled delivery begins December 2025 in phases. Two projects' registrations extended only until December 31, 2025; five projects have longer revalidation periods.

Revalidation will allow homebuyers to obtain home loans from financial institutions. At least 20,000 homebuyers have been waiting over a decade for homes. UP-Rera stipulated that 90% of collected funds must be used for construction with monthly progress reports and potential three-month cost audits.

Disgruntled homebuyers of Jaypee Wish Town filed a writ before National Company Law Tribunal in December 2024 alleging Suraksha failed to infuse promised ₹3,000 crore and resume construction. Suraksha claims construction work has started as per resolution plan.
