Nungambakkam and Duraisamy subways handle more than 1 lakh commuters daily and connect Nungambakkam, Kodambakkam and T Nagar with Choolaimedu, Aminjikarai and Anna Nagar. Water leaks persist even in dry weather, while eroded tar, damaged concrete, potholes and stagnant rainwater make travel risky. Greater Chennai Corporation says it will conduct a detailed study with IIT-Madras to identify the cause of the leakage. Residents say repairs have not begun; a Choolaimedu resident described the Nungambakkam subway as slippery and hazardous, particularly for motorcyclists.

Chennai’s luxury apartment market is concentrated in a small central ring, with prices of roughly ₹5 crore to ₹25 crore. Nungambakkam, Mount Road and Boat Club offer different price and land-share propositions; Boat Club and Poes Garden are described as the most prestigious addresses. The market has grown as senior corporate and promoter families favour serviced apartments and central land has become scarce. Chennai’s broader new supply historically ranged from ₹1 crore to ₹3 crore.

Brigade Icon on Mount Road has 200 homes on just over five acres, or around 40 homes per acre. Buyers are advised to check plot size and unit count, compare carpet area rather than super built-up area—particularly for homes above 3,000 sq ft—and verify RERA registration, handover dates, maintenance charges and approved neighbouring development.

Mount Road offers a central location and larger-plot amenities. Perumbakkam offers family homes at ₹1.25 crore; Brigade Morgan Heights is cited as a comparison. Central homes cost five to six times more per square foot, with fixed land supply supporting values but a small buyer pool and slower resale. Brigade Icon, priced at about ₹8.5 crore, is presented as a home to live in or hold for at least 10 years—not a three-year trade. Its central Chennai locations have fixed land supply; published commentary puts Alwarpet land values up about 62% in 10 years and 35.8% in the last three, while Nungambakkam and Boat Club land reportedly rose 8–12% annually. These are land, not flat, figures. The project has 40 homes an acre and 200 homes, with concierge, spa, ballroom and lap pool; maintenance costs are expected to be high. Rental yield is low relative to the price, and resale may take time because few Chennai households can afford it. Handover is scheduled for mid-2030, with RERA registration cited as reducing delivery risk. Buyers are advised to check payment-plan milestones, Tamil Nadu stamp duty and registration costs, maintenance, property tax, insurance and capital-gains treatment. Brigade Morgan Heights in Perumbakkam starts near ₹1.25 crore and may rent more easily, but faces continuing new supply.

Proposed solutions: Designate pilot redevelopment zones in T Nagar and Anna Salai corridor, encourage cluster redevelopment, offer redevelopment-linked FSI incentives, streamline approvals, expand Premium FSI and Transferable Development Rights, encourage mixed housing types across price segments.

Chennai Metro Rail has started tunnelling on the Phase II underground stretch connecting Nungambakkam and Sterling Road stations. The 500-metre tunnel is part of Corridor 3, a 45.8-km route from Madhavaram to SIPCOT via Nungambakkam and Adyar, within Phase II’s 118.9-km network. Officials expect work to finish by January 2027 and say the mostly clayey soil should make tunnelling straightforward. Tunnel boring machines will pass beneath Uthamar Gandhi Road, Valluvar Kottam Road and some buildings, reaching the Sterling Road junction. Nungambakkam station is on Uthamar Gandhi Road near Wallace Garden and Khader Nawaz Khan Road; Sterling Road station is near Good Shepherd Matriculation Higher Secondary School. Corridor 3 will also have an Anna Flyover station near Ispahani Centre. Traffic diversions and reduced road space are affecting residents during construction.
