The Tumkur Road-Nelamangala belt stretches from Yeshwanthpur through Nagasandra, Madavara, and Dobbaspet to Nelamangala and Tumakuru along NH 48. Each area is at different growth stages.

Karnataka state allocated 1,736 acres for Tumakuru Node of Bengaluru-Chennai Industrial Corridor: 300 acres for Japan Industrial Township, 200 acres for MSMEs, 151 acres for Jindal Aluminium, 41 acres for institutional use. Expected ₹7,000 crore investment and 88,000 jobs.

Established employers: Britannia, ABB India, Godrej & Boyce, Kemwell Biopharma, Volvo Construction Equipment, Denso Kirloskar. KIADB industrial estates at Dobbaspet and Sompura. Namma Metro Green Line terminates at Madavara with proposed extension toward Nelamangala.

Tumkur Road: Average apartment price ₹19,150 per sq ft. 204% price increase in 5 years. Developers: Brigade, Salarpuria Sattva, Godrej, Sobha.

Nelamangala: Land prices ₹5,000 per sq ft. Individual plots ₹2,800-₹6,000 per sq ft. 9% price increase in last year, 128.1% in 5 years. Primarily plotted developments.

Upcoming infrastructure: Satellite Town Ring Road (NH-948A) by 2027; Dobbaspet node by 2028; 300 ft intermediate ring road connecting Nelamangala-Doddaballapura-Chikkaballapura by 2030; Metro extension beyond Madavara by 2032.

The Peripheral Ring Road Farmers and Site Owners' Association has opposed the state government's move to acquire 2,560 acres for the PRR-1 project connecting Tumkur Road to Hosur Road. The association contends the process initiated by the BDA for compensation is anti-farmer and violates statutory procedures.

Key concerns raised:

• No detailed project report (DPR) prepared before land acquisition
• Less than 80% of land acquisition completed before tenders invited
• Compensation based on BDA's 2016 guideline values rather than the 2013 Act market-linked valuation
• Missing social impact assessment, public hearings, and rehabilitation provisions
• Tenders invited without DPR and without 80% land acquisition completed

The association argues the PRR scheme, announced in 2007, has lapsed under Section 27 of the BDA Act as it has not been executed within five years and has seen no progress for nearly 20 years. A lapsed scheme cannot be revived or used for land acquisition. The association demands the BDA follow the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 (RFCTLARR Act), and that landowners be immediately issued NOCs.

Separately, Bengaluru East City Corporation officials were instructed to take possession of properties for a 24-metre ORR-PRR road widening project via Mahadevapura, Doddanekkundi, Pattandur Agrahara and Nagonahalli.
