About
Hatod lies on the western side of Indore, beyond the city’s denser residential neighbourhoods. It is a town with its own nagar parishad and a tehsil of the same name, according to the Indore district administration. For property buyers, its defining feature is its distance from the city centre: Hatod offers a small-town setting, while most large institutions and transport connections are closer to Indore.
Location and connections
Hatod is primarily a road-dependent location. Devi Ahilyabai Holkar Airport is about 15 km from the town centre and Indore Junction about 22 km. Symbiosis University of Applied Sciences is roughly 10 km away, while Modern Dental College and Research Centre is about 11 km away. Nearby hospitals include Divine Nursing Home and Shree Maruti Nandan Hospital, both about 11 km away. Education and healthcare are within reach by road, but not on Hatod’s doorstep.
The Madhya Pradesh Metro Rail Corporation’s Indore route runs through areas including the airport, MR-10, Vijay Nagar and the railway station. It does not extend to Hatod. The location is therefore better suited to households that use a vehicle regularly than to tenants whose daily journeys depend on rail or metro.
A major road proposal gives Hatod a role in the wider Indore–Ujjain corridor. Construction World reported in January 2025 that a proposed 48-km, four-lane greenfield road would start near Pitru Parvat in the Hatod area and run to Ujjain’s Simhastha Bypass. The Free Press Journal reported in February 2026 that land acquisition for the corridor was nearing completion across villages in Hatod and Sanwer tehsils, with service roads and underpasses planned. The project is still in progress, and the road is not yet in use.
Homes and asking prices
Hatod’s current sale listings feature independent houses. Asking prices on PropertyWala put them at about ₹9,131 per sq ft, compared with about ₹6,947 per sq ft across Indore, for the period from the fourth quarter of 2021 to the third quarter of 2026.1 Hatod’s figure is based on a small sample spanning several years. It is a guide to the houses represented in that sample, not a broad price estimate for every type of home in town.
That distinction matters when comparing Hatod with Indore as a whole. The Hatod figure is for independent houses, which are different from apartments in large city developments. The Hatod sale search shows the homes currently advertised there.
What the market means for buyers and tenants
Hatod suits buyers seeking an independent home in a separate town on Indore’s western side. It is less suitable for those prioritising a choice of apartment developments, a short trip to Indore Junction or metro access without a long road journey. Families who regularly travel towards the airport or nearby educational institutions are better placed here than households commuting to central Indore every day.
For tenants, the decision depends more on a specific workplace or family connection to Hatod than on access to Indore’s main employment districts. Students attending institutions around the airport-side belt can reach them by road from Hatod, but the distance makes it different from living beside campus. Buyers drawn by the proposed Ujjain road are buying into Hatod as it is today; the reported progress on land acquisition has not changed current journey times.
Hatod’s separate municipal identity also sets it apart from city neighbourhoods. It is a place to choose for the town and its houses, with Indore’s larger hospitals, station and other city facilities accessible by road. Households seeking those facilities close to home have a stronger case for looking further inside Indore.
PropertyWala's verdict
Hatod suits buyers who want an independent house in a town outside Indore’s denser core and can organise daily life around road travel. Tenants or buyers who need metro access, a short commute to the city centre or a wider choice of apartment projects are better served closer to the parts of Indore where those options are available.
