The Varthur-Gunjur road on SH-35 between Varthur and Gunjur is approximately 2.4 km, connecting to Whitefield, Sarjapur Road and Outer Ring Road. The upgraded corridor consists of a 1.9 km elevated section widening from 2-lane to 4-lane (60 feet wide with central median) and surface road widening from 10-14 meters to 24-30 meters with drainage. Total project cost approximately ₹488 crore. Elevated corridor construction started in 2019 and is set for completion by December 2026. Full road widening and associated drainage and infrastructure work expected by 2027. Land acquisition has been the main delay, with 198 properties identified and 19 remaining to be processed; TDR (Transferable Development Rights) used in some districts. Current conditions on the corridor include congestion, potholes, dust, and poor infrastructure. Gunjur Club House Road (400 m) connecting Gunjur with Varthur, Sarjapur and ORR also in poor condition with loose stones and craters.

Sanjeevini Group launched luxury residential project "The Adwaith" at Gunjur in Bengaluru East. Project spans 8.3 acres with 668 units and total sales potential of Rs 1,200 crore. Built-up area is approximately 17 lakh sq ft. Units priced upwards of Rs 1.7 crore. Developed under joint development model with landowner. Expected delivery in 30 months. Sanjeevini Group has developed over 15 lakh sq ft of residential, commercial and mixed-use space since 2010 and has over 30 lakh sq ft of upcoming development in pipeline including this Gunjur project.

Gunjur, once eastern Bengaluru's outskirts, is now an active housing market. Residential property values climbed from Rs 4,800 per sq ft in 2020 to Rs 11,850 in 2024, a 146% increase. Since early 2022, 9,031 units launched; 7,635 homes sold by Q2 2025.

Growth drivers: proximity to IT hotspots (Whitefield, Brookfield, Sarjapur Road, Outer Ring Road); large-scale infrastructure upgrades; IT and start-up professional migration; 2024 sales: 2,828 units (up 10%); H1 2025 sales: 1,100 units.

Infrastructure improvements: Peripheral Ring Road, Gunjur Palya Road, Varthur-Sarjapur Road connectivity. Bengaluru Business Corridor (six-lane expressway) expected to reduce travel time to Kempegowda International Airport and improve access to northern, western city areas and IT corridors.

Development pace: H1 2025 saw 1,522 units launched, nearly two-thirds of entire 2024 supply. Between 2020–2024, launches totalled 8,558 units, 150% higher than 2015–19. Dominant product: Rs 1–2 crore segment of 3BHK homes. Market absorption in Gunjur: 7,745 units sold in Q2, 103% rise over previous cycle. Bengaluru-wide Q2 launches: 19,464 units (up 18% year-on-year); sales flat.

Gunjur, once a quiet suburb in eastern Bengaluru, has rapidly transformed into a high-growth real estate hotspot. Over 9000 units of housing supply came to the locality post-pandemic.
